Description | **As of January 13, ,2023, project was awarded to Bauen Construction but awarded amount is not available.** Historic Gale School 60 Concord Street Belmont, NH 03220 Architect: Warrenstreet Architects 27 Warren Street Concord New Hampshire 03301 Contact: Scott Donovan Caroline Corriveau LRCD is soliciting Letters of Interest and Qualification Statements for Construction Management services relating to the redevelopment of the historic Gale School building in Belmont, NH.The Summary of Scope of Work, briefly and without force and effect upon the contract documents, can be summarized as follows: The historic Gale School consists of two floors totaling approximately 6,000 square feet, plus a crawl space within a newly constructed foundation. The building is being redeveloped into a day care center (first floor) and an adult services center (second floor). Renovations include: HVAC mechanical system and fire alarm system, complete Plumbing system, complete Electrical and lighting system, complete Fire sprinkler system, complete Windows and exterior and interior doors, frames, and hardware Roofing replacement and new roofing Siding and trim repair Interior partitions Interior finishes Kitchen and bath cabinets and countertops Appliances Upgrades to fire alarm system, exit and emergency lighting An addition for elevator/rear stairs Sitework shall include utilities, new driveway and parking area, walkways, and a play area associated with the daycare space. Work will be done in accordance with Secretary of Interior standards for Historic Rehabilitation as well as current applicable building codes. Schedule Construction is scheduled to begin in March 2023 with a duration of 10 months.Construction Manager Selection Process Interested firms shall submit an electronic copy of Qualifications and Experience Statements to Sal Steven-Hubbard, Director of Housing Development for LRCD.Statements shall include a brief letter of introduction, firm resume, and a completed "AIA A305 Qualifications Statement".
