Description | This project involves the building addition located on Condominium Units 7 & 8 of Archipelago Village CSM. The 14-story mixed-use building will be constructed directly adjacent to the 5-story structured parking facility on Condominium Unit 3. The addition includes the extension of the 5-story structured parking structure to the north with a 9-story tower above. The 14-story mixed-use building will be constructed directly adjacent to the 5-story structured parking facility on Condominium Unit 3. The addition includes the extension of the 5-story structured parking structure to the north with a 9-story tower above. The extension of the parking structure will contain first floor commercial space to accommodate street level retail, restaurant or office space fronting East Washington Avenue. These commercial spaces will be the height of two parking floors, extending up to the underside of the third parking level. The first floor will also include building support spaces, including but not limited to loading, electrical, mechanical, fire protection, emergency generator and trash rooms. Three parking levels, Third, fourth and fifth floors will extend out over the commercial spaces. Above the podium building a mixed use office and residential tower will climb 9 stories. 3 stories will contain office with 6 stories of residential above. The project will contain approximately 105 residential units. The unit mix is composed of a mixture of 1, 2 and 3 bedroom units. The Sixth floor will house shared amenity spaces for office and residential users with access to the existing green roof above the parking structure. The Ninth floor will contain residential amenity spaces like fitness, commons or club room as well as another green rooftop terrace on the for residential tenants. Leasing office, mail and storage lockers on first and second floors. The sixth floor provides access to the green roof amenity to be constructed on top of the existing 5 story parking structure. Secure resident parking will occur on the fifth floor of the parking structure with direct access to the building. 14-story post tensioned flat plate concrete slab and column system with concrete shear walls. The floor slabs will vary thickness depending on occupancy use. Slabs will be thickened at transitions from outdoor plazas to interior space. The Sixth & Ninth floor roof slabs will have a drop of 12 to allow for the green roof system depth. The Fourteenth floor roof terraces will have a structural drop to provide for the paver and roofing system. Balconies are poured monolithic with floor slab with 1.5 step at building face. Balconies are to be protected with waterproof traffic membrane. There will be a split slab system for portions of the second and third parking slabs, where unconditioned parking occurs over conditioned interior space. Existing Parking Ramp – Demolition & Alteration Description The existing 5-story structured parking facility is required to remain in use throughout the construction process. Temporary reduction in stall capacity to facilitate construction and demolition work is anticipated. Phasing of the work to maintain as many existing stalls remain available for use is an important consideration. Demolition and renovation work to the existing parking ramp will include but is not limited to, the removal of the existing exterior metal wall panels along the north elevation of the structure. Removal of the existing vehicle barrier system, removal of the existing guardrails, alteration to the existing perimeter concrete curb along the northern side of the roof level. |
