Description

The North Tama County Community School District is soliciting statements of qualifications (“SOQs”) for Construction Manager at Risk (CMaR) services to provide construction services for its project described in this RFQ (the “Project”). The Project will be constructed at 605 Walnut Street in Traer, Iowa. This request invites qualified firms to submit an SOQ for accomplishment of the items of work described below under the Project Description and Scope of Work. SOQs shall be prepared and submitted in accordance with the requirements described in this RFQ. After evaluation of the RFQs, the district will release a Request for Proposals (RFP) to the qualified firms. After the District selects the successful proposer, the District will negotiate a Guaranteed Maximum Price (GMP) contract with the successful proposer. Description of Project The District invites you to submit your firm’s qualifications for provide Construction Management at Risk (CMaR) services to support the following District activities: 1. Pricing, phasing, & constructability reviews for District-wide Master Planning 2. Support public bond referendum process for Phase 1 of construction 3. Pre-construction assistance for Phase 1 of construction* 4. Management of Phase 1 of construction* *Services are contingent upon a successful public referendum and board approval. The District serves approximately 500 Pre-K through 12 students in their combined building in Traer, Iowa with some nearby athletic facilities. The District engaged a team consisting of Align Architecture & Planning (Align), Plunkett Raysich Architect (PRA), and Modus Engineering to perform a comprehensive facilities study of all facilities within the District and create a long-range facilities master plan. This team was charged with identifying priorities, deficiencies, and opportunities for building improvements as well as upgrades, including but not limited to building accessibility, modern learning environments, energy efficiency measures and mechanical/electrical/plumbing (MEP) upgrades needed. The District’s Board of Education and design team are reviewing a sequence of phased projects totaling more than $30 million. See Exhibits A, C, & D for an overview of the preliminary projects and maintenance assessment. To provide the District with timely and appropriate information related to the preliminary solutions, engaging the services of a qualified construction management team is desired.
