Description

This Design Build contract is for the design and construction of the 3rd floor of the Golden-Collum Memorial Federal Building & Courthouse to accommodate renovations to the 3rd floor large Courtroom 3A for the US District Court located at 207 NW 2nd Street, Ocala, FL 34475. The intent of these modifications is to renovate and update the interior finishes in the large courtroom. The project shall be limited to buildout in the proposed designated building space on the 3rd floor, with limited alterations to the existing surrounding area to accommodate spatial and equipment needs. Limited work shall be done to the mechanical systems to ensure proper ventilation and to accommodate system zoning work where necessary. Presently this space is a functioning courtroom. Recently GSA completed a pre-alteration assessment to verify the location, quantities and condition of asbestos-containing material (ACM) and lead-based paint (LBP) in advance of the renovation. A copy of the reports will be provided. Work shall include, but is not limited to: Design - gathering agency requirements and creation of design intent drawings, creation of construction documents, interior finish selections, and space planning with furniture layout (agency to procure new furniture). Construction - selective demolition of existing materials to accommodate the consolidated layout and new non-rated half wall partitions, wood doors, door hardware, ceiling grids and acoustical tiles, hard ceilings, light fixtures, wood crown molding, wood paneling, wood chairrail, wood galley half walls and doors, wood baseboard, wood casing and pediments around doors, wood judge’s bench, amendments to HVAC supply/return vent locations, fire life safety devices, new raised floor, carpet, fabric covered acoustical wall panels and coordination of existing building systems with installation of new electrical, data communication, audio-visual, security, and mechanical systems. Construction management by Designer – site inspections, attending progress meetings and verification that requirements and contract terms are being met. Most of the interior building materials will be new. All interior finishes will be Class A commercial type: Low VOC latex wall paint (2 colors max), Vinyl cove base with integral corners, 24” carpet tiles with integral backing, VCT in closets. Finish selections specifications and color scheme are to be approved by GSA and USDC PMs. Provide actual samples and small color board. This is a level 4 federal building with restricted access to only HSPD12 badged and cleared (SAC) short term contractors.
