Description | The City of Florence is accepting sealed bids from licensed and qualified contractors to build a single family residence at 611 E. Pine Street, Florence, SC. Question Deadline 05/04/2023 at 5:00 PM ET Questions concerning this invitation to bid should be directed to the City Purchasing Agent, Lynwood F. Givens in writing by e-mail at lgivens@cityofflorence.com. 1. Approximately 1,232 square feet, 3 bedrooms, 2 baths, and garage. Must maintain existing lot grade and positive drainage from the home. The house should sit 6.5 feet off each side property line and 25 feet from front property line. 2. Features: Hardie Board siding (main) and either Hardie or Batten Board or Cedar shingles (2nd floor dormer) with garage door (picked out by City or client. Garage door opener with remote. 3. Raised concrete slab foundation with 4-inch concrete cap. 4. Roofing: 30-year architectural shingles. 1/2 inch OSB board. Felt underlay, aluminum flashing, rain diverters where applicable and ridge vent. 5. Interior: Refer to interior specifications if not noted here. Contractor grade equivalent substitutes are acceptable. All exterior doors are to open "in". Interior walls and ceiling: 1/2- inch sheetrock walls, 5/8-inch sheetrock ceiling. 6. Flooring: LVT waterproof 5 mm vinyl plank flooring throughout (Picked by the City or client). 7. Stainless steel appliances allowance & Lighting allowance 8. Plumbing: Tiled shower in master bath with fiberglass base pan, fiberglass shower tub combo unit in 2nd bathroom. 50-gallon electric hot water heater to code. 9. Pour garage floor: Pour driveway (approx. 65 X12) with widened apron and curb cut, with positive drainage to the street, and walkway from driveway to front porch. Repair/Replace damaged sidewalk along Pine Street. Concrete front porch and (10 X 14) back patio (no composite decking). Builder will need to secure a SCDOT encroachment permit for the driveway. 10. Porch columns will be stacked stone veneer (picked by the City or client). PVC handrails on front porch. No lattice vents. 11. Paint Colors -Interior and exterior colors will be picked by the City or client. Exterior to include foundation wall and siding. Foundation wall shall be stucco. 12. Kitchen Granite countertop & backsplash picked by the City or client. 13. Install shelves/closet hardware in all closets and laundry room. Install doorbell affront door. Install bathroom hardware and mirrors in each bathroom. 14. Installation of gutters and downspouts (front, rear and sides), and cage with lock on outside HVAC unit. 15. Landscaping - Grade lot for proper drainage. Sod the front and side yards. Seed the backyard and planting at least 6 boxwood type shrubs across the front with pine straw bedding. Termite soil treatment. Install mailbox and post. Install address numbers on the house. 16. Install vented gas logs 17. Miscellaneous - City water& sewer, smoke detectors must be wired direct when one goes off all go off-to code. Bid should include permit fees, business license fees, water & sewer tap fees, payment & performance bond fees, builder's risk insurance premium, trash container and portajon. The winning bidder must apply for City of Florence MS4 to responsibly protect stormwater and roadways with sediment erosion control such as silt fencing rock/gravel for construction entrance and parking, and catch basin inlet protection, etc. Provide 1 year contractor warranty to the City/homebuyer from date of certificate of Occupancy The City shall have sole discretion in evaluating the bids. The City reserves the right to select the bid that it may determine to be in the best interest of the City. The City also reserves the right to reject any and all bids, including that of the selected Contractor if satisfactory contract negotiations cannot be concluded. |
