Description | The project consists of a new 4 story, 76 unit affordable housing and the renovation of 2 existing buildings that have historical features. This is a taxable project subject to State of CT Set-Aside and Contract Compliance requirements along with City of New Haven CEO requirements. Wages will be CT Residential/Davis Bacon rates, whichever is higher. . The development will include a mix of studios, one- and two-bedroom units. Ten percent (10%) will be fully accessible units for persons with mobile and sensory disabilities; and at least 20% of units, will be set aside as permanent supportive housing (PSH). The first floor of the buildings contains nonresidential, commercial space. The Chapel units will be developed in accordance with the Secretary of the Interior Standards for Rehabilitation to support the use of historic tax credits. Chapel will also be developed to achieve Enterprise Green Communities, while the new building on State will be developed to achieve LEED Gold. Site work will include a pedestrian connection to neighboring development, Ninth Square. The project involves the following: 300 State Street - Ground-up construction of a 44 unit apartment building 742 Chapel Street - Renovation of 23 units 755 Chapel Street - Renovation of 9 units The project will be taxable on new construction. *Bidders should note that the General Contractor will be required to pay Davis-Bacon or state prevailing wages, as applicable, and make a significant percentage of the work available to minority- and women-owned businesses and local residents. *The owner requests that all subcontractor / supplier inquiries be directed to the GC Bidders. |
