Description

The objective of this project is to replace various HVAC units at two buildings on Fort Benning. The HVAC at the buildings have been identified by DPW Operations and Maintenance Division as problematic systems. The project consists of replacing numerous packaged roof top units, replacing controls, tying systems into the Fort Benning UMCS, and replacing a split system condenser unit. The objective of this project is to replace various HVAC units at two buildings on Fort Benning. The HVAC at the buildings have been identified by DPW Operations and Maintenance Division as problematic systems. The project consists of replacing numerous packaged roof top units, replacing controls, tying systems into the Fort Benning UMCS, and replacing a split system condenser unit. Building 9220 is a 206,000 square foot Mall-Main Exchange (PX) located at 8125 Marne Road. The HVAC system at the building currently consists of 32 packaged roof top units with gas heat. The majority of the units were installed in 2006. The work required at this building consists of replacing all the roof top units that are charged with R-22 refrigerant. The units shall be identified by the contractors. The new units shall be packaged rooftop units, with multistage compressors, and direct drive fans. The units must have natural gas heat and tie into the existing natural gas supply system. The existing controls and Jace in the building shall be replaced according to the Fort Benning controls standards. All new and existing equipment shall be tied into the new controls system and brought on to the Fort Benning UMCS. All new units shall be tied into the existing electrical system and new electrical work may be required where necessary. Access to the rooftop and HVAC units at building 9220 is located at the Northwest corner. A stairwell leads to a rooftop hatch that allows access to all mechanical equipment. Building 304 is 8,675 square foot facility located at 6010 Morse Street on Fort Benning. The facility stores live parachutes and is located inside the Fort Benning Airfield gates. Access to the building must be granted by the unit and an escort must always accompany visitors. The HVAC at the building currently consists of a Carrier Gemini split system condensing unit and a Carrier air handling unit. The Condensing unit is located outside the southeast corner of the building. The air handling unit is located inside the building, in a mechanical closet. The air handler is ducted throughout the building. The work to be done at this building shall consist of replacing the Carrier Gemini Split system condensing unit and refrigeration lines running to the existing air handler. The new condenser unit shall be sized properly to connect to the existing air handler. The unit shall have a multistage compressor. All new refrigeration lines must be connected from the condensing unit to the air handler. The lines shall use existing building penetrations. The refrigeration lines shall be insulated where needed. Additional work in the building shall include adding a senor to the garage doors that shuts down the HVAC system when the doors are open for an extended period. Signage shall be added to the interior of the building to denote the HVAC system will shut down when garage doors are left open.
