Description

A building management related professional and maintenance services at the Advanced Research Laboratory. Maintain effective customer relations with building occupants, building supervisor and MSU University Services staff. Understand tenant responsibilities and guide occupants through process required for renovations/improvements, when requested. Provide preliminary professional review and consultation activities for engineering, architecture, planning and project management. May include consultation for the minor rearrangement of spaces, equipment and furniture, minor building alterations and building system modifications. May include preparing preliminary scope of work and budget for client review / MSU approval. Extensive professional efforts and projects must be approved by MSU. Maintain a technical library consisting of all applicable records such as "as built'' drawings, equipment Operating & Maintenance (O&M) manuals, manufacturers spare parts lists and warranty certificates. Ensure all systems function and operate per design, maintain operational reliability and conserve energy usage. Manage the work order request process and ensure prompt handling of remedial work requests. Includes providing service/call center services to receive work requests and implement emergency and normal response procedures. Coordinate all warranties provided by construction contractors and equipment suppliers. Provide monthly, quarterly and annual operational reporting services that highlight operational issues/conditions and summarize the preventive maintenance, remedial work requests and facility management operations. Complete preventative maintenance services and annual inspection requirements for building mechanical, electrical and plumbing equipment; fire suppression, fire alarm and other life safety systems. Complete repairs under $2,500.00 (total cost for work and materials). For repairs over $2,500.00, Vendor must submit a written estimate of all work and materials needed to complete a repair or replacement project for approval by MSU prior to starting work. Provide on-call "Emergency Services" 24 hours per day, seven days per week 365 days per year.
