Description

Scope of Work Item # 1. Wood-Shingle Roof Remove any mildew or foreign substances (not by pressure washing). Inspect for any loose or damaged shingles or flashing and arrange with Town for its repair or replacement. Apply one spray application of a preservative to the wood-shingled roof, before any exterior painting of the structure begins. The preservative used will contain copper octoate (1 percent metal content) or copper naphthenate (1 percent metal content) or other acceptable preservative in a product identified by name and manufacturer and prior approved by Town before start of work. Protect siding and window areas from overspray from the applications and clean up any areas below the roof that result from it. Item # 2. Exterior Siding, Doors, Trim, Windows and Fencing. Remove any mold or flaking paint (not by pressure washing, by scraping and sanding). Caulk noticeable holes or gaps and prime any bare wood. Bring to the Town's attention any problem areas, such as rot, damaged siding, trim or other areas requiring repair. Blow off dust with leaf blower. Apply one (1) coat of Benjamin Moore primer After primer, caulk complete building, body and trim Apply two (2) coats of Benjamin Moore Regal Exterior Flat (or other acceptable product prior approved by the Town) on all exterior wood siding, doors, trim and fence. Contractor will match the current white shade as closely as possible. Windows shall be protected from paint drift or spill which will be promptly removed, if and when it occurs. Work areas will be maintained at all times in an orderly condition and cleaned up and left in a safe condition at close of each work day. Carefully scrape and remove flaking paint from muntins, sash and adjacent trim. Repoint and putty windows, as required. Apply same exterior coats as used on siding. Carefully clean windows of any paint flecks. Contractor will be responsible for contacting CMP to place protective coverings on power lines. The building will be closed to the public during most work periods, but Contractor will be required to accommodate occasional public access, if needed from time to time, by temporary adjustment of its work areas. Contractor may work on weekends if it deems necessary to do so. Cleanup of building site and disposal of all waste materials will be the responsibility of Contractor. The selected Contractor will sign a Contract with the Town, which will include evidence of comprehensive general liability coverage, with Town named as additional insured, and automobile liability coverage at a minimum of $400,000, together with workers compensation insurance, if applicable. The Contract shall include a guarantee of workmanship for 5 years from date of completion. Interested bidders may visit the property at any convenient time. The Town reserves the right to (1) select the bid it deems most beneficial and responsive to its needs, (2) negotiate with any selected bidder, and (3) reject any and all bids. The Town's final selection will be based on several factors, including: each Contractor's relative qualifications and experience, its clear understanding of this project's work requirements as outlined above and its bid price
