Construction Services for the Emery Shelter Renovation

1. Interior The project will include the renovation of all three floors (2 floors + basement) and limited exterior work. The interior work will include new finishes, updated plumbing fixtures, a new centralized mechanical system, new code-compliant railings at the stairs, and a new reception desk and office area, requiring demolition of an existing load-bearing masonry wall. This will require investigative demolition and close coordination with the Architect, structural Engineer, and owner. Lead based paint and asbestos containing materials are present in the building and will require appropriate measures of abatement and remediation. 2. Exterior The exterior building work will include renovation of the existing historically sensitive wood portico and newcode-compliant stairs, replace-in-kind for all downspouts and gutters, patching and repairing exterior walls, where existing grilles are demolished, replacement and repair of windows, and as-need brick repointing/repair 3. Site + utilities The exterior site-work will include a new covered canopy at the ADA entrance, storm-water management and site upgrades repairs, remilling and striping of the existing parking lot, and upgrades to all stair railings. A larger electrical service is required due to the upgrade. It is assumed that the spare conduit in the existing two-way duct bank will be sufficient. This will be required to be inspected and coordinated during the renovation work. 4. Add Alternates There are three add alternates for the project: 1. Door Access Control Hardware 2. Signage 3. New 4-way duct bank 5. Construction
