Description

The scope of services may include, but are not limited to: ? Inspect and estimate the cost of apartment unit rehabilitation. ? Feasibility studies to determine the highest and best use of property. ? Scenarios for development, redevelopment, or rehabilitation of real property. ? Development of preliminary development and utility plans for new and redevelopment projects. ? Assisting JHA in establishing a realistic and achievable budget and schedule for projects. ? Preparing a comprehensive analysis of the requirements of authorities having jurisdiction, including zoning, site plan control, construction requirements, utility location. ? Assisting JHA in obtaining bids, and executing the appropriate construction contracts. ? Administering construction contracts, and certifying payments to constructors when they are due. ? Carrying out general review during construction, monitoring construction quality as it proceeds to assure that the project is being built in general conformity with the plans and specifications as directed ? Provide detail drawings ? Review and approve change orders ? Review and approve material substitutions and contractor request changes in specification and materials.
