Description

Roof Inspections shall be requested on an as needed basis and service shall include, but not be limited to, the following: 1. Visual and physical inspection of the roof, roof surface condition and support structure currently in place. 2. Clear drains for proper water flow and check bolts for tightness. 3. Removal of debris on the roof. 4. Replace caulking terminations and pipe seals as needed. 5. Inspection of the condition of the flashing systems, including but not limited to: the metal edge system, base flashing on equipment and adjoining walls, counter flashing and termination details, soil stacks and vents, and inspection of rooftop projections and penetration of equipment including but not limited to pitch pans, HVAC equipment, supports, skylights, roof drains, scuppers and access hatches. 6. Check for wrinkles, bubbles, buckles and sponginess on built-up roof. 7. Check for exposed nails that have worked loose from seams, shingles and flashings. 8. Check for exposure of bituminous coating due to lose or missing gravel or slag. 9. Check shingles for cracking, loss of coating, brittleness and edge curl. 10. Check seams on built-up roof. 11. Check for water ponding. 12. Check all metal gravel stops for damage and deterioration. 13. Check lead sleeves on roof vents for deterioration. 14. Check scuppers and leader heads. 15. Check coping cap. 16. Detection or identification of mold/mildew sources and implementation of preventive measures. 17. Walk interior areas as provided by Facilities Management Division (FMD) for leaks and source locations on roof for repairs.
