Geneva Tower VRV HVAC Upgrades

The project consists of work to renovate the HVAC system at Geneva Tower. The existing VRF heat pump system serves floors 3-21 and consists of roof-mounted air-cooled condensers piped with refrigerant to indoor fan coils located in each apartment. Each floor is served with a single heat pump serving multiple apartments, and there is not any supplemental heating at the fan coils. The existing VRF system serving floors 1 and 2 is separate from the system serving floors 3-21; these two floors have air-cooled VRF condensing units located at grade. Both systems will be converted to a single, water-cooled heat pump system, as illustrated and specified on the attached documents. A water-cooling loop will be installed with heat adders (boilers), pumps, and fluid coolers at the roof level, and water piping will be extended from top of building (penthouse) to the ground floor. The new VRF water-cooled heat pumps will be installed at each floor level of the building, to serve the apartments on that floor. The existing fan coil units will not be replaced. All related services for this project, including but not limited to phased demolition, rigging, general construction, supports and roofing, electrical, plumbing, fire protection, controls and mechanical work, is to be included.
