Description | LTGCH is a fully developed golf course, clubhouse, event center, and hotel located at 9808 Sunningdale Blvd, Lone Tree, CO 80124. The facility will be occupied and operational while work is occurring. The intent is to issue one CM/GC contract for the scope of work listed below: Main Entry Improvements – Removal of the existing awning, stairs, ramp, retaining wall, and ADA parking lot. Construction of a covered entry feature, trellis, stair, ramps, flatwork, retaining wall, landscape and irrigation improvements, and other associated work. Construction drawings were prepared by Intergroup Architects. Parking Lot Improvements – Infill missing curb and gutter matching existing grade, including asphalt patch as needed. Install landscape and irrigation improvements. This work is design-build by the CM/GC using existing design drawings from past phases prepared by South Suburban as a guideline. Hotel Bathrooms - Replace the bathrooms in five or more of the fifteen hotel rooms, including: showers, vanities, sinks, closet systems, hospitality cabinets, and light fixtures. The remaining bathrooms will be completed in a future phase of construction. Intergroup Architects are currently completing the construction drawings for this aspect of the work. Hotel Balcony Repairs – Perform structural repair to the north hotel room balconies including a concrete grade beam and framing. Construction details were prepared by Monroe & Newell Engineers, Inc./IMEG. Replace Gutters – Replace the existing gutters and downspouts throughout the facility. The existing gutters and downspouts are undersized. Extend downspouts as needed to provide positive drainage. This work is design-build by the CM/GC. |
