Remodeling and Repairs at 4708 North 90th Street

Roof Replacement: Tear off all layers of existing shingles and replace the entire roof. Replace any underlying rotten or damaged roof sheathing, and install 7/16" OSB sheathing over the entire deck. Provide ice and water shield a minimum of 3 feet wide at all roof edges, and valleys, install synthetic roofing felts, and metal drip and apron flashing. Install new roof vents per code. Provide all necessary flashings, and minimum 30 year dimensional shingles. Note: Remove the solar powered roof fan, and deck over. Dormer Flashing: Remove the existing base flashing (pull up and reinstall the siding as necessary), and install new stepped base flashing along the sides, and base flashing at the bottom of the dormer. Gutters and Downspouts: Replace all gutters and downspouts. Where discharge to grade is problematic, re-connect downspouts to existing storm inlets with sealed boots. For all other downspouts, direct discharge to grade with bends and extensions 4' away from the foundation, and provide splash blocks. Install permanent caps at abandoned storm inlets. Chimney Flashing: Reflash the base of the chimney with metal flashing, color matched to the roof. Alarms: Install a combination smoke/CO alarm in the basement, first floor, second floor. All alarms shall be sealed battery, 10 year lithium ion units. 6 Plaster Repair: Remove loose plaster and any underlying plaster boards which have "let loose" from the structure. Patch to a smooth uniform surface, to match the adjacent finish. Prime paint the patched area. (The owner will finish paint.) Noted Areas; North ceiling area of the kitchen, and the South/East ceiling of the Northeast bedroom
