Description

Demolition: 1. Remove existing deteriorated flooring to top of existing concrete slab 2. Remove wall and window from concrete slab to existing header; provide support of structure above until new wall is constructed 3. Remove portion of existing wall from top of slab to +l- 18" where deteriorated 4. Remove existing gypsum board and insulation from floor to ceiling 5. Remove existing door and frame 6. Remove existing roofing to top of existing plywood deck 7. Remove portion of railing and retain for reinstallation at new location 8. Remove existing bay windows including infill berow 9. Remove existing vinyl siding 10. Remove existing gutters and leaders 11. Provide temporary dust and security enclosure during execution of demolition and new work 12. Remove existing awning Construction: 1. New exterior wall from slab to header at windows and at openings where windows are removed. 2. New framing and sheathing where portion of deteriorated wall is removed 3. New /r" gypsum board at ail wails in arcove, to be painted 4. New 2x4 rafters and pressure treated blocking at new lower roof 5. New roof shingles over 15# roofing felt. 6. New 4' high wall 7. 4x4 post on a 12" diameter pier 8. New 2x8 header 9. 2x6 rafters and sheathing to align with existing roof 10. New soffit to match existing 11. New PVC composite bclard roof edge; match existing at upper roof 12. Extend existing rail to new wall using material from existing, removed railing 13. New vinyl siding to match existing 14. New metal gutters and 2x3 leaders 15. New door 16. Existing gutters and leaders to be shortened and reinstalled 17. New silverline windows 18. New pressure treated sleepers, plywood subfloor, underlayment and new resilient floor finish where existing flooring is removed, Level of new flooring to match adjacent flooring
