Gustaves Manor Envelope Upgrade

Exterior envelope upgrades including replacement of Exterior siding, sheathing, trim, weather proofing, windows, Doors, roofing, and lighting. The five story apartment structure is concrete CMU block with infill metal stud framed walls and a stucco-clad exterior. The main exterior of building is stucco applied onto CMU block and selective areas around the balcony’s and bay windows consist of the stucco application being applied onto plywood or GWB. The adjoined CMU block wall and roof structure at the west elevation will be removed disposed. Any asphalt damage will be cold patched and sealed. Removal of any windows or doors will be re-installed the same day. Exterior lighting on building noted to be removed will remain in place or temporary lighting will be provided by the contractor throughout construction.

Division 07 -	Thermal and Moisture Protection, Dampproofing and Waterproofing, Thermal Protection.
Division 08 -	Openings, Doors and Frames, Windows.
Division 09 -	Finishes.
Division 26 -	Electrical, Exterior Lighting.
