Furnish and Install: new exterior steel, Pre-Hung, Out-Swing, code approved doors. • Provide all required hardware and trim to complete the installation of each door. • Each door is to be painted to match existing finishes. • Install peep hole in front door as required by code. • Provide new keyed entry lock and matching single cylinder dead bolt set. Furnish & install: New horizontal roller, full lite windows with impact resistant glass and gray tint. In existing window openings. • The windows shall be made of aluminum with insect screens, and locking mechanism. • Windows are to be approved by Miami Dade County “NOA” and or the state of Florida Building Code. • Installed as per manufacturer specifications. • Patch all work and finishes to match existing finishes, on both interior and exterior surfaces. • Remove all debris including “iron bars” and dispose of at an approved site. • Provide approved Building Permit card. Furnish and install new Carrier, Rheem, or equivalent cooling and heating unit, high efficiency, connected to electricity as per code and manufacturer's specifications. • Unit size to be determined by AC contractor. • Unit must be a minimum of 16.0 SEER • Must obtain all required permits and inspections. • Furnish and install new concrete slab and straps for compressor. • Provide new refrigerant lines. • Furnish and install new wall chase (cover) to conceal refrigerant lines. • Provide air handler Stand. • Provide electric drain pump and drain lines. (If needed) • Install new thermostat. • Complete manufacturer's warranty form and provide all warranties and owner’s manuals to home owner. Furnish Materials and labor to; paint all exterior painted surfaces to include doors, walls, and trim. • Pressure clean all surfaces to be painted to remove, oil, dirt, grease, fungus, and mold. Fill all holes, cracks, and seams to match existing on all walls, overhang soffits, fascia and trim surfaces. • Apply 1 coat of primer and 2 coats of eggshell acrylic latex paint to all walls, overhang soffits, fascia and trim surfaces. • Use semi-gloss paint to paint all wood trim. • All finished painted surfaces to be smooth and even. • Owner has choice of two (2) Colors for walls and trim. Furnish Materials and Labor to; replace all electrical wiring devices throughout house, and to repair any light fixtures, outlets or switches that are not functioning. • Upgrade electrical system in house. Work to include but not limited to verification of all electrical devices to be working and functional condition and in compliance with code. • Replace all electrical outlets with tamper-resistant units, and light switches through-out house. • Furnish materials and labor to install hard-wired smoke detectors as per code. • Install GFCI’s at all outlets within 6 feet of water source as per code.
