Description | The project is to provide improvements and repairs to the Norwood cabin, owned by Bureau of Land Management, located in San Miguel County, Colorado. The cabin is approximately 500 square feet with a lower level and a loft, deck, parking, propane tank and generator. There is no electrical or water supply to the cabin. Improvements and repairs under this project are as follows: 1. Remove deteriorated exterior wood deck, integrated bench, railing and ramp. Redesign per 2015 International Building Code and per Accessibility requirements, reconstruct with dimensions and reconfiguration as shown on attached sketch. 2. Remove stairs and concrete landing (top) to upper parking area and replace with 3-foot wide metal framed stair structure complete with non-slip treads and handrails on both sides, and new concrete landing at top, tie into new deck at bottom with flush landing. 3. Protect and maintain existing porch roof supports at deck. 4. Maintain and repair upper parking: provide, place and grade aggregate surface course to correct drainage and to provide flush entry to toilet building. Grade drainage discharge ditch and provide and place riprap as shown on attached sketch to direct drainage around cabin. 5. Maintain and repair lower parking, provide, place and grade aggregate surface course to correct drainage and to provide flush connection to new access ramp. 6. At existing propane tank, install a step down regulator with shut off valve, install a buried polyethylene pipe with locate wire from tank to the cabin, install regulator at cabin and extend service through crawl space to appliance connection points. 7. Pick-up, transport, install and connect propane appliances (Government furnished in Montrose, Colorado) at location determined by government, supply and install isolation valves: a. Propane Refrigerator: EZ Freeze, Model EZ15W, 17,000 btu/hr. Install a propane rated shut off valve where the gas piping penetrates the floor, furnish a properly sized gas flex connector and all necessary fittings to tie into the refrigerator. b. Propane Range: Premier Model BCK100OP, 24¿ range, 36,417 total btu/hr. Install a propane rated shut off valve where the gas piping penetrates the floor, in addition bring up hard gas piping to an accessible height behind the range and install and automatic shut off timer manufactured by Robert H Peterson Company, Model 3092, 1 hour timer (or equivalent), terminate hard gas piping within an acceptable distance to use a properly sized gas flex connector and all necessary fittings to finish tie in to range c. Propane Direct Vent Wall Furnace: Cozy Model CDV 336C, 33,000 btu/hr. Due to limited exterior wall space options, contractor will need to be prepared to cut out necessary sheetrock and possibly studs, box in and reconnect to existing studs for the direct vent kit. Install wall furnace per manufacturers recommendations. Install thermostat wire through crawl space and up inside the interior wall at the ships ladder to the loft, then mount and tie in the millivolt thermostat. Install a propane rated gas shut off valve where the gas piping penetrates the floor, furnish and install a properly sized gas flex connector or hard pipe with a union and all necessary fittings to finish tie in to the wall furnace. 8. Remove and dispose of electric appliances. Provide construction clean up of cabin and site work areas. The project is located in San Miguel County, Colorado, along Highway 145, approximately 5 miles east of the Town of Norwood, on the San Miguel River. The site and buildings are owned by BLM and include the cabin, a vault toilet, and recreation structures. |
