Construction Management Services for Undergraduate Library Redevelopment

The project will begin with Construction Documents to better define the scope, schedule, cost and project delivery method. It is the University's intent to contract with the CM for the Pre-Construction Services phase. It is the University's intent to utilize the same CM firm upon approval by the University of Illinois Board of Trustees for the remainder of the project for Bidding and Construction phases. Outline of Consultant Services: Consultant services required under this contract may include, but is not limited to, the following: Construction Document Phase: • During this phase, the Construction Manager will perform full construction management services including, but not limited to, reviewing PSC drawings, schedules and estimates; developing estimates and schedules independent of PSC; providing a detailed estimate and review of all field directives and change order proposals, making recommendations to contractors; coordinating construction activities, and maintaining budget and schedule throughout the project. • The Construction Manager deliverables will also include 50% CD and 95% CD estimates, with value engineering incorporated from the 50% CD review. Amendment Scope (Bidding & Construction Administration Phases): · During these phases, the Construction Manager will perform full construction management services including, but not limited to, reviewing PSC drawings and schedules and estimates; developing estimates and schedules independent of PSC; providing a detailed estimate and review of all field directives and change order proposals, making recommendations to contractors; coordinating construction activities, and maintaining budget and schedule throughout the project .
