Description | Clean all vertical masonry cracks by grinding or wire brushing to clear area of contamination. Apply patch compound per specifications. 1. Clean all exterior surfaces, including concrete, masonry, metal, gypsum board, plaster and selected low slope roof surfaces. 2. Remove all building sealants including those at all expansion and construction joints, steel column bases, window and door frames, awnings, metal panel joints, sheet metal and flashing joints, selected roof reglets, penetrations, low slope roof areas and any other sealants where they occur. Clean and repair joints and cracks and apply new backer rod and sealant. 3. Excavate top three inches of soil adjacent to walls at all buildings for application of sealer to walls. Regrade for positive drainage after application and cure of sealer. 4. Repair, prepare, and seal all unpainted masonry surfaces, including those on roof sides of parapets. 5. Repair, prepare, and seal selected concrete surfaces, including all concrete columns. 6. Repair, prepare, block fill and coat all previously painted masonry surfaces on roof side of parapets. 7. Prepare, and paint all steel, steel doors, steel frames, steel columns, beams and framing, metal trellis, metal handrails, metal guardrails, metal gutters, metal downspouts, metal trim, and exposed flashings. Pre-finished metal panels and aluminum storefront excluded. 8. Replace all weather stripping. Adjust doors as required for proper fit on frame. 9. Prepare, repair, spot prime and paint all paintable horizontal and sloping gypsum board or stucco surfaces such as exterior soffits and ceilings. 10. Provide new concrete splash blocks. Grade to assure positive drainage away from splash block and from building. 11. Remove and reinstall all building mounted signs for sealing of exterior walls 12. Appropriate trades person to modify or extend any mechanical, electrical, plumbing, cctv, telephone, antennae, sound, or lighting facilities, etc. found to obstruct work of this project. 13. Provide and install new pre finished metal coping over new 2x treated nailer per specification. 14. This project will take place over summer while campus is un-occupied |
