Description | Plans call for the redevelopment of the existing federal building, the new construction of four, mixed-use, buildings with residential units and retail space, creating an indoor public atrium, and three community spaces. As of November 4, 2022, this project is in design and still has several hearings needed with the Portsmouth City Council. This project is currently on hold. Information regarding the selection process for a general contractor has not been released. While a firm timeline has not been announced, construction is not anticipated to begin before 2023. Previous Request For Qualification (RFP) information can be found below: The City Council understands the gravity of the task it faces when councilors get ready to choose a developer to partner with on the redevelopment of the McIntyre Federal Building and its 2-acre site. Picking a team to redevelop the property under provisions of the federal Historic Monument program will be a challenge, given the credentials of all five teams, the mayor said. The City is interested in entering into a public/private partnership for reuse/ redevelopment of the McIntyre Property, a 2.1 acre site in the Citys central business district located at 80 Daniel Street. The City has been invited to submit an application for acquisition of the property for Historic Monument purposes from the General Services Administration (GSA). As such, the City is currently accepting qualifications and letters of interest from prospective partners (real estate developers, joint ventures, etc.) who have proven experience with projects of similar size, nature and complexity, and can demonstrate sufficient financial resources to support a successful redevelopment of this magnitude.
