CM at Risk Services - Renovation and Repair at Morikami ES

The Construction Manager shall provide all Preconstruction Phase Services necessary to establish a GMP as well as all Construction Phase Services following Award of the GMP for the school identified in this Project Notification. The Construction Manager may be required to complete portions of the construction on an occupied campus as directed by the Owner. The Construction Manager shall provide deferred maintenance, renovation and repairs to school facilities which may include, but not be limited to, ADA and CSIR compliance requirements, replacement of exterior doors and windows, roof repair, upgrades to the intercom/sound system, security system, fire alarm system, HVAC system, lighting replacement (interior and exterior), paving and play court resurfacing, marquees and scoreboards, plumbing work, bathroom replacements, ceiling and flooring replacements, interior finishes/painting/casework, and other Work as may be required by the Owner.

Division 02 -	Existing Conditions, Demolition, Selective Demolition, Selective Interior Demolition.
Division 06 -	Wood, Plastics, and Composites, Rough Carpentry, Finish Carpentry.
Division 07 -	Thermal and Moisture Protection, Dampproofing and Waterproofing, Thermal Protection.
Division 08 -	Openings, Doors and Frames, Windows.
Division 09 -	Finishes, Plaster and Gypsum Board, Ceilings, Flooring, Painting and Coating.
Division 21 -	Fire Suppression.
Division 22 -	Plumbing.
Division 23 -	Heating, Ventilating, and Air Conditioning (HVAC), Instrumentation and Control for HVAC, HVAC Air Distribution.
Division 26 -	Electrical, Lighting.
