AC Maintenance and Minor Repair

A. The HVAC contractor shall provide maintenance and minor repairs on all the Village facilities air conditioning systems. 1. Successful bidder must schedule accordingly with the Village of Palm Springs for all conducted maintenance. Bidder must notify the Village Public Works Director or assignee. 2. All systems need replacement of filters four (4) times a year; every three (3) months. This includes two (2) full tune-ups on all A/C Systems a year. The tune-ups will include: i. Apply bio-chemical cleaner and rinse all condenser coils ii. Verifying heating and cooling mode for all air conditioning systems iii. Verify that amperage is accurate under load for all units iv. Verify refrigeration charge using manufacturers specifications v. A/C system controller is properly turning on/off on all units vi. Verify all line voltage connections are properly connected vii. All operation of Safety Controls is functioning properly viii. Adjust and verify that blower components are at capacity ix. All units have functioning fresh air dampers x. Perform inspections/maintenance on all drain pans and drain lines xi. Check all belts and pulleys for wear and tear xii. Replace air conditioning system filters (provided by vendor)
