Description

The work consists of: Removing existing roof covering(s) and install minimum 30-year architectural shingles. Replace all drip edge and ridge vents. Eliminate any unused vents. Repair soffits and fascia and decking as needed. Miscellaneous exterior improvements: a) Eliminate and treat for rodent type infestations in attic and walls b) Install new aluminum gutters and downspouts c) Install new aluminum soffits and fascia d) Pressure wash, prepare surface, prime and paint all exterior painted surfaces. e) Replace windows with impact hurricane resistant units, including screens f) Replace dryer exhaust hood with damper and pest guard g) Repair back screen door by reattaching door frame and replacing door handle and catch h) Repair front door jamb and replace lockset i) Repair back door- squaring up, new weather stripping and threshold, and replace lockset (keyed alike) j) Repair weather stripping on carport door and replace lockset (keyed alike) k) Reattach loose trim on front porch soffit and tighten/secure existing porch. Plumbing: a) Snake all waste and drain lines b) Service gas water heater: drain and refill, check and clean all components for proper operation. Electrical work: a) Upgrade service including panel to min. 150 amps. b) Replace all outlets (GFI where required) and switches, including range outlet. c) Replace all light fixtures, fan/light combo where existing. d) Replace exterior light fixtures at front and carport doors. e) Restore power to rear door light and switch and replace fixture. f) Restore power to dryer outlet and replace outlet. HVAC: Service system and clean plenum, ducts, registers and vents. Includes checking system for proper combustion air supply and sealing leaks in ductwork. General Interior Improvements: a) Replace bedroom #2 closet bi-fold doors b) Replace door casing on master bedroom c) Repair, patch, and retexture all rodent holes throughout ceilings and walls. d) Paint interior complete. Patching and repairing all damaged ceilings and walls throughout, with particular attention to the dining, living, bathroom, and curtain rod areas of the master bedroom. Retexture as needed to match existing. e) Install battery operated combo smoke and carbon monoxide detectors per code. Bathroom renovations: a) Reinstall existing toilet, replacing shutoff and supply line. b) Replace vanity with monolithic top, new faucet, supply lines, and drain assembly. c) Replace tub and tub surround, including new valves, controls, shower head, and drain. Surround to existing height. Kitchen renovations: a) Replace all upper and lower cabinets, and countertops b) Replace kitchen sink, faucet, supply lines and shutoffs, and drain assembly. c) Replace range d) Replace hood e) Replace refrigerator f) Replace lockset on kitchen door. Flooring: Remove all existing floor covering(s), scrape and clean areas to remove all adhesives, dirt, and debris. Strip and refinish terrazzo.
