Description | Building 249 is a three story, Enlisted Unoccupied Personnel Housing (EUPH)barracks facility. The current dwelling unit space configuration is being updated to meet new Army standards which is mandatory for renovation projects. Two bedrooms sharing one bathroom(2+1) is the current standard renovation design requirement. Fort Irwin Garrison Command approved a space model which was provided to USACE by Ft. Irwin's DPW. Additionally, this project looks to repair failing building system and deteriorated infrastructure in the building. These repairs are in support of the Garrison Command which provides standardized, effective, and efficient services, facilities, and infrastructure to the soldiers of the National Training Center and Fort Irwin California, their families and civilian support in the execution of the mission. These repairs envision a model for enhancing safety, well-being, and readiness in the defense of our country. This project looks to repair and replace deteriorated and failing building systems to include replacement of all exterior windows, new metal sunshades on the south facade, replacement of doors and frames except grouted doorframes, roofing, repairs to existing exterior EIFS wall finish, and provide a new roof to the existing trellis. Also, this project looks to provide new HVAC and controls, mechanical/plumbing system, electrical, lighting and lighting controls with replacement systems that are energy efficient and fire alarm control systems. Interior work includes installing new floor finish, providing new wall finish, and new ceilings. Several interior walls of the existing dwelling units will be demolished to accommodate the new 2+1 space configuration. Some of the walls demolished are load bearing walls, therefore new structural columns and beams will be provided in conjunction of new metal stud and gypsum wall board walls. This project will bring the facility up to the current 2+1 Army standard, health safety code and anti-terrorism and force protection standards. Barracks 249 Repair, Ft.
