Description

1. The consultant shall review record drawings and conduct site inspections to compare them to field conditions. Additionally, the site inspections shall include a review of the existing chimney for potential reuse and/or lining. Chimney contractors, material testing, and any CCTV work associated with evaluating the chimney shall be the responsibility of the selected consultant. Partial Record Drawings of the Mechanical Systems are being provided with the RFP. The entirety of the Record Drawings, Architectural, Structural, Electrical, and the remainder of the Mechanical, will be provided to the selected consultant post-contract. 2. The consultant shall prepare an appropriate demolition / removals plan and specifications that include the removal of the existing oil-fired boilers, piping, electrical, and controls that are no longer required for use with the new natural gas-fired boilers. The existing oil tank on site will be removed by others and is not part of the Scope of Work associated with this RFP. The existing oil feed, return and vent lines that enter the building are in the process of being abandoned and this work is not associated with the scope of work included in this RFP. It should be noted that the boilers, and piping within close proximity to the boilers have been tested for asbestos and properly abated to remove all asbestos in early 2021. The piping associated with the chimney flues have not been tested and no abatements have occurred on the chimneys. Testing of any materials associated with the chimneys shall be the responsibility of the selected consultant. 3. The consultant shall develop appropriate plans and specifications for public bidding that include two appropriately sized natural gas-fired boilers producing the proper BTU’s to adequately heat the building, including all required appurtenances, including, but not limited to piping, electrical, and controls for the boilers. This shall also include appropriate venting by reuse of the existing chimney or direct vent, whichever is most appropriate. Furthermore, the plans are to include provisions to pipe natural gas lines throughout the interior of the building and through the foundation to the recently installed gas service located on the north side of the building closest to Third Street. Central Hudson has already provided a connection to the gas main in Third Street. The selected consultant will need to work with Central Hudson to facilitate the installation of an appropriately sized meter on the recently installed gas service.
