Description

Scope of Work: The exterior building sealants are cracked and degraded throughout the exterior facade and are no longer performing as intended. The one-coat stucco system is cracked and deteriorated in various locations throughout the entire building. The exterior CMU masonry block coatings are cracking throughout the school. RILEM tube testing indicates that the exterior coatings have failed and moisture is penetrating the porous block. The stucco damage in conjunction with the cracking and micro cracking is allowing moisture to enter the system, ultimately creating more damage once trapped inside. The entire facade, starting from the finish floor extending to the roofline needs to be sealed, which includes but not limited to all associated wall systems, doors, door assemblies, window assemblies, metal flashings, and any exposed metal finishes. Buckeye Elementary School District #33 is requesting sealed bids for a licensed contractor to provide a turn-key project to include the following: 1.Clean all CMU masonry by grinding or wire brushing to expose a surface free of contamination. Apply approved sealant into cracks, dry tooling where necessary. 2.Remove all exterior building sealants, including but not limited to at all parapet walls, doorways, expansion joints, building joints, window perimeters, and any penetrations; tool existing sealant and clean area, install new backer rod and approved gun grade elastomeric sealant equal, per manufacturer specification. 3.Contractor to prep, block fill and recoat the coated CMU and plaster exterior surfaces with an approved elastomeric coating system following all manufacturer specifications. 4.Contractor to repair all damaged stucco areas as directed by DryVit; prep all exterior walls including all parapet walls; spot prime as required and recoat with approved 2 coat acrylic topcoat system. 5.On all metal surfaces, including but not limited to doors, door frame assemblies, wall panels, metal flashings, gutters, and metal parapet caps the contractor is to prep, spot prime with approved metal primer, then apply approved metal coating following all manufacturer specifications. Contractor to match existing finish. 6.On all horizontal surfaces, including but not limited to exterior common ceilings, contractor to prep, spot prime if necessary and then apply approved coating system following all manufacturer specifications and recommendations. Coating finish to be selected by the owner. 7.Contractor to adjust all exterior metal doors and frames as required, remove and replace all broken door hardware and accessories as required, and install new weather stripping at all doors. B.WestPark Elementary School: The school’s exterior wall systems are comprised of concrete masonry units (CMU).
