Description

Renovation of Kitchen Area within Residence. Scope of Work Includes, but is not necessarily limited to the Following: 1)furnish Materials and Labor to Renovate Kitchen as Per: Architectural Drawings by Peter Morse and Associates (10-3-2019). 2)remove and Dispose of All Existing Kitchen Cabinets, Countertops, Sink, Backsplash, Etc. Existing Shelves in Pantry to Remain. 3)salvage Existing Refrigerator, Electric Ranges, Microwave and Dishwasher for Reinstallation. Store and Maintain in Good Condition. 4)remove Existing Baseboard Supply and Return Diffusers. Replace With New. 5)remove Existing Flooring and Underlayment Down to Subfloor. 6)remove Existing Light Fixtures. Provide and Install Led Units Similar to Existing as Follows: a. Install on Kitchen Ceiling: Two (2) Broadwax Lighting Crown Molding Led Classic Series Fixtures, Model #cm 222-led, or Approved Equivalent B. Install on Dining Room Ceiling: Three (3) Broadwax Lighting Crown Molding Led Classic Series Fixtures, Model #cm 411-led, or Approved Equivalent. C. Install Over Counter by Pantry Door: Three (3) Utilitech White Remodel Recessed 3” Light Kits, Model #105851-028, or Approved Equivalent – 2 Soffit Mounted Over Main Kitchen Sink and 1 Soffit Mounted Over Counter by Pantry Door. D. Finish of Molding on Fixtures: as Selected by House Director. 7)remove Existing Range Hoods. Provide and Install New Range Hoods Using Existing Ducts and Electric. A. Range Hood: Broan Black Under Cabinet Range Hood, Model# Cbd336bl, or Approved Equivalent. 7. Remove Kitchen and Dining Room Windows, Frames and Trim. Provide and Install New 3 Unit Double Hung Pella “impervia” Fiberglass Replacement Windows With Screens Sized as Per Existing. 8)repair or Replace the Walls as Required to a Smooth Condition to Accept Paint and New Cabinets. 9)remove and Replace All Switches, Receptacles and Cover Plates. Provide and Install Tamper-resistant Gfci Receptacles for All Kitchen Receptacles. For Each Kitchen Circuit Supplying the Receptacles, Provide and Install a Listed Combination-type Arc-fault Circuit Interrupter at the Panelboard to Provide Protection of the Entire Branch Circuit. A. Color: as Selected by the House Director. 10)provide and Install Plastic Laminate on Walls From Back of the Counter Up to Under the New Cabinets. a. Plastic Laminate: Formica, or Approved Equivalent. B. Color: as Selected by the House Director. 11)provide and Install New Cabinets Manufactured by American Wood Mark or Approved Equal (Kcma A161.1 Certification). Match Existing Cabinet Layout. a. Color and Style: as Selected by the House Director. 12)provide and Install New, Custom Quartz Surfacing Countertops With Edge Profile and 4” High Backsplash. Match Existing Layout. a. Quartz Surfacing: Cambria Quartz Countertops, or Approved Equivalent. I. Color: as Selected by the House Director. Ii. Finish: Polished or Matte, as Selected by the House Director. Iii. Edge Profile: as Selected by the House Director. 13)provide and Install a New Stainless Steel Sink; 8” Depth, Dbl. Bowl With a New Faucet. Provide and Install New Garbage Disposal System Complete on One Side of the Sink as Per Existing and a Manual Sink Strainer With Tailpiece on the Other Side of the Sink. All Plumbing to Be Reconnected as Per Existing. A. Stainless Steel Sink: Kohler Toccata 18-gauge Double Basin Drop in Stainless Steel Kitchen Sink, Model# R3847-4-na, or Approved Equivalent. B. Faucet: Moen Renzo Chrome 1-handle Pull-out Kitchen Faucet, Model# Ca87316c, or Approved Equivalent. C. Garbage Disposal System: Insinkerator, Badger, #5xp or Approved Equivalent. D. Manual Sink Strainer: Kohler Duostrainer Manual Sink Strainer With Tailpiece, Model #k8801-cp, or Approved Equivalent. 14)provide and Install a New, Ada Compliant Stainless Steel Sink With a New Faucet and a Manual Sink Strainer With Tailpiece. Reconnect All Plumbing as Per Existing and Wrap Plumbing in Compliance With ANSI A117.1-2003 Requirements. A. Stainless Steel Sink: Kohler Toccata 19-gauge Single Basin Drop-in Stainless Steel Bar Sink, Model# 3349-2-na, or Approved Equivalent B. Faucet: Moen 2 Handle Bar Faucet in Chrome, Model# 100665123, or Approved Equivalent. C. Manual Sink Strainer: Kohler Duostrainer Manual Sink Strainer With Tailpiece, Model #k8801-cp, or Approved Equivalent. 15)provide and Install New Moldings and Any Related Items for the Cabinet and New Window Installations. Finish to Match New Cabinets. 16)provide and Install New Half Wall, Spindle Screen Divider and Door as Per Photos Attached. A. Finish to Match New Cabinets. 17)prep and Prime All Exposed Gypsum Board Throughout the Kitchen and Dining Room Area. Paint All Walls and Ceilings. Complete All Work in Accordance With Manufacturer’s Recommendations. A. Primer, One Coat: Behr Premium Plus Drywall Primer & Sealer or Approved Equivalent. B. Paint, Two Coats: Behr Premium Plus Interior Enamel or Approved Equivalent. I. Color: as Selected by the House Director. 18)provide and Install New Sheet Vinyl Flooring Throughout Kitchen and Dining Room With Manufacturer’s Approved Underlayment. Flooring Will Include Coverage Under All Appliances. A. Vinyl Flooring: Exalt, 5.9” X 36.8” Plank Flooring, Supplied by Contractor. I. Color: as Selected by House Director. 19)provide and Install New Rubber Base Throughout Kitchen and Dining Room. a. Rubber Base: 4” Cove Base, 1/8” Thick, as Manufactured by Johnsonite or Roppe Corporation or Approved Equivalent. I. Color: as Selected by House Director. 20)reinstall the Refrigerators, Ranges and Dishwasher Into the New Cabinets and Counter. A. Dishwasher Installation Requirements: I. Provide and Install an ASME A112.1.3 or A112.1.2 Dishwasher Air Gap Fitting, Installed Integrally With the Machine, or Provide a Backflow Preventer Installed in Compliance With NYS Residential Code Section 2902. Ii. Install the Dishwasher Discharge Pipe or Tubing With a Rise to the Underside of the Counter. Securely Fasten or Otherwise Hold It in That Position Before Connecting It to the Head of the Garbage Disposal System or to a Wye-fitting in the Sink Tailpiece. Trap Serving the Dishwasher Shall Be Not Less Than 1 ½ Inches, Outside Diameter. 21)remove All Debris From the Site. 22)any Changes in Electric Will Require a Third-party Electrical Inspection and Supporting Documents Prior to Payment. 23)all Work to Be Completed Per Approved House Safety Plan.
