Roof Replacement Spooner Armory - GPC

Scope : In general the work consists of Remove approximately 17,000 square feet of roof material including insulation. Install new flat roof system to be fully adhered Ethylene-Propylene-Diene-Monomer (EPDM) membrane, 60 mils thick with low rise foam adhering polyisocyanurate insulation over existing tectum deck. The complete system shall have an average R-value of R-25 with a base layer of 2". Replace roof drains. Provide new flashing, pipe boots, counter-flashing, gutters (where applicable) downspouts and other roof accessories as required to achieve manufacturers 20-year No-Dollar-Limit warranty. In 2007 the 55- year-old roof was replaced by removal and replacement of the existing wet areas within the system, increasing the R-value and applying a silicone membrane over the insulation to achieve an R-value of 21. Essentially a silicone over spray foam fix that was designed to extend the life of the existing roofing system at the time. This project is being requested to preempt failure of the roof and avoid catastrophic failure. Bid Guarantee in the amount of 10% of the Bid must accompany each bid submitted. All potential bidders must be certified by DOA prior to submitting bids on state construction projects over $50,000. Base Bid will be received for: A single lump sum bid for All Work. The bidder is responsible for the sealed bid being delivered to the indicated location or email before the time specified for the bid submission.
