Description

ROOF REPLACEMENT SCOPE OF WORK a. At areas indicated, completely remove existing roofing systems including but not limited to all previous roof layers, insulation, flashings, fascias/ gravel stops, counterflashing, termination bars, roof drains/sumps, gutters, thru-wall sleeves, scupper boxes, downspouts, wood blocking, etc. down to the structural deck unless noted otherwise. b. The existing roof areas indicated for replacement have been tested for Asbestos containing materials. Several existing roof assemblies have been identified as Asbestos containing and must be removed and disposed in an environmental manner. Refer to the existing roof drawings for roof area locations and for removal/disposal requirements. c. Provide new 2 Ply modified bitumen roof system at areas indicated. Install new polyisocyanurate insulation. Minimum thickness shall be as specified per roof type and topped with a 1/2" coverboard overlayment. Provide additional layers of tapered insulation at areas indicated on the drawings to achieve minimum slope requirements. The new roof system will consist of one base ply & one cap ply of SBS modified membrane as specified. New metal copings, metal wall panels, fascias and flashings will also be installed to complete the roofing system. All metal work and roofing work is to be covered under the roof manufacturer's 20-year warranty including areas integrated into existing roofing systems. d. Provide crickets/gussets as indicated on the new roof plan. In addition, provide crickets to divert water around all roof penetrations/obstructions. Sections shall be tapered to achieve proper slope as indicated. Provide additional mechanical fasteners at all roof edges & roof corners to meet code requirements. e. Remove and reinstall all rooftop equipment where necessary to maintain a minimum of 8" curb height for equipment; and all pipes and vents to minimum 12" above the finished roof surface; raising of equipment/vent piping may be required to meet the minimum clearances. Disconnect electrical service and controls and extend wiring/controls as necessary to meet minimum curb heights as mentioned above and/or noted on drawings. f. A total of three (3) crews are required for Roof Replacement work. A minimum of one (1) roofing crew is required to accomplish the roof membrane work. Plus a separate crew for metal trim work and another separate professional cleaning crew inside the building every day roofing is occurring (roof demolition and new roof work). The roofing crews shall be a minimum of 12 men and will be requested to split up and work in different areas in order to accommodate the Owner’s continued occupancy of the building. g. The contractor shall provide a professional cleaning crew on a daily basis to do protection work and cleaning below the roof deck in areas where there is work occurring. The crew shall prep by covering all finishes with plastic and covering all fire detection devices, equipment, etc. The clean up shall be comprehensive following roofing including damp towel wipe down of all surfaces, mopping all floors, vacuuming all carpets and vacuuming all finished drop ceiling areas that are accessible. INTERIOR AND HVAC REPLACEMENT SCOPE OF WORK a. The Project work consists of new HVAC equipment, piping and controls throughout the building. New HVAC systems include packaged rooftop units, unit ventilators with split cooling condensers, ductless split systems, split air handling systems, VAV boxes, fin tube radiation, exhaust fans, duct & piping systems, and new digital controls as shown on the construction documents. HVAC renovations will require removal and reinstallation of existing assemblies as needed to provide new systems including lay-in ceilings, plaster ceilings, lighting, wall and floor finishes. At areas with extensive work above lay-in ceilings, new ceilings and lighting will be provided as shown on the drawings. Limited Structural framing will be provided to accommodate the renovations and new rooftop equipment. New Electrical systems include new main service transformer, new panels, feeders and circuits to support new HVAC equipment and lighting. Project work also includes limited Asbestos/VAT flooring abatement at new unit ventilators as indicated in specification section 17000. Refer to the construction drawings and specifications for a complete scope of work. b. As part of the new main electrical service, the contractor shall maintain the existing service in full operation until the new service is ready to be energized. The switchover from existing to new service must be performed after hours to avoid disruption to building occupancy. c. The project also includes Alternate Bid #1 scope of work for replacement of additional unit ventilators as indicated on the drawings and in specification section “Bid Form – Part C – Alternates”. Refer to the construction drawings and specifications for a complete scope of Alternate Bid # 1 work.
