Maintenance/Repairs of Two Cleaver Brooks Steam Boilers

Four (4) Quarterly Visits to include the following tasks at a minimum: 1. Blow down boiler, front, and rear drain valve. 2. Check all safety and limit controls. 3. Check gas pressure and gas piping in boiler room. 4. Check flue system, flue dampers, and room combustion air. 5. Check for any soot build up. 6. Check fuses and circuit breakers on boiler control panel. 7. Note any deterioration on boiler or related piping. 8. Water level control valves during blow down. 9. Check the air-fuel ratio and adjust. 10. Clean vent stub. 11. Clean oil strainers. 12. Check boilers for unusual noise, improper gauge reading. 13. Test fire boiler on oil and gas. 14. Check for tightness of connections, lock-nuts, set screws, packing glands, valve actuation. 15. Check burner for evidence of damage due to improperly adjusted combustion. 16. Check seal between burner housing and the oven liner. 17. Inspect fuel cam profile spring lubricate. 18. Inspect gas butterfly valve for proper operation. 19. Inspect Four (4) ASCO Hydramotor Gas Vales Model AH2E112S for proper operation
