Bel Air Middle School Comprehensive Roof Replacement

The Work includes, but is not limited to: 1. Remove approximately 160,885 square feet of existing gravel surface built-up roof, cover board, insulation, and substrate board. The existing gravel stops, bellows expansion joint flashing and base flashings shall be removed. 2. Provide tapered insulation, with an average R-value of 30 on approximately 99,131 square feet of 4 ½’inch metal deck that is set level. 3. Provide R-30 insulation on approximately 36,361 square feet of sloped 1 ½-inch metal deck. 4. Provide R-30 insulation on approximately 9,030 square feet of 3/12 slope gypsum deck on the gymnasium. 5. Provide tapered insulation on approximately 9,528 square feet of gypsum deck that is set level. 6. Provide tapered insulation on approximately 6,835 square feet of “Tectum” deck. 7. Provide coverboard over the entire roof surface. 8. Provide 90 mil adhered EPDM to all roof surfaces, except the gymnasium roof. 9. Provide new gravel stops, gravel stop extensions, fascia boards and base flashing for all EPM roofing. 10. Provide a field seamed prefinished metal roof for the gymnasium with matching eave trim, rake trim, gutters, and downspouts. 11. Remove existing brick as required to install new thru-wall flashing. Reinstall salvaged brick and new brick to match the existing. 12. Provide new drains where indicated and extend the existing rain leaders as required. New rain leaders will require the removal and reinstallation of the existing metal ceilings.
