Description | The work under this contract is to provide and furnish and/or install all labor, materials and equipment, as may be required to complete the work as described in these documents to replace the roof located at Commerce Business Center (CBC) Building 3 at 2641 Willamette Dr. NE in Lacey, WA which is approximately 29,020 square feet The project is to remove the existing flat torch down roof and install a new 60mil single-ply Thermoplastic Polyolefin (TPO) roof. It is assumed that some wood structural panels will need to be replaced before the new7 roof will be installed and has been included in the cost estimate. The existing roofing is torch down roofing over 14" structural, wood sheathing panels spanning across 2x wood purlins at 24" on center. The purlins are supported on steel trusses at 8'-0" on center that span from the exterior tilt up concrete wall with intermediate beams at the interior. The parapet on the structures varies in height from 6-12" at the north side and approximately 4'-0" at the south side. The parapets have a galvanized flashing cap a round the perimeter. The building is used for commercial and retail use requiring several HVAC units and vents located on the roof. There are seven (7) HVAC units with curbs on the roof. There are (12) skylights that are used for fire safety and egress. In addition to the mechanical units, there are several pipe penetrations located throughout. There is an existing roof access hatch with a ladder on the inside of a tenant space. The roof hatch opens towards the north side near the north wall. The current roof hatch is not OSHA compliant and presents safety challenges. New TPO roof must be 60mil thickness, color white. Fully adhered 60mil TPO Roof with 2" Polyiso insulation under including a vapor barrier and roof board below the roofing. Bid must include the removal and dispos-al of existing roofing, removing damaged wood structural panels and installation replacements as needed and installation of new roof with flashing. Contractors have the ability to provide an alternative option that meet or exceeds the lifespan of the 60ml' TPO with insula-tion technology and can provide a more cost effective approach for the Port. This option requires engineer approval prior to plac-ing a bid using the alternative and must be submitted no later than. 12:00pm on July 27th. Any/all approvals will be made via adden-dum to the bid documents, It is essential that the Contractor cleans daily and does not impact the current tenants the CBC Building #3. The Engineer's Estimate for i.s $315,963 to $392,777.
