Description

a. Remove and dispose of the entire existing roof and cornice assembly including both the shingled roof and membrane roofs, flashings, gutters, leaders, drain assemblies, sheet metal cornice and the related wood framing. Note that multiple roof systems currently exist at both the shingled roof and the membrane roofs. All roofing must be removed down to the deck. b. Examine the condition of both the wood roof deck and concrete deck and immediately report any deteriorated condition to the architect. The Contractor will be compensated for repairs to the deck (if necessary) on a unit price basis. c. Selective repointing of the brick masonry concealed by the cornice may be necessary. Refer to the contract allowance for the quantity of repointing anticipated. d. Install a new modified bituminous roofing system over the concrete decks at the stairwell roof. System includes a torch applied vapor barrier, rigid insulation, and multiple ply roofing membranes, plus flashings, sheet metal and roof accessories. e. Remove select area of brick masonry to expose any existing metal base flashings and provide and install new flashings and counter flashings as detailed. f. Provide and install new cold-formed metal framing to support the new fiberglass cornice assembly. Provide fire-blocking as specified within the concealed framing assembly. g. Provide and install a new fiberglass cornice assembly, custom fabricated to replicate the original profile and design. h. Provide and install a new fiberglass shingle roof assembly. System includes all specified underlayment, vents, and flashing. i. Provide and install a new aluminum wall copings, gutters and roof leaders. Roof leaders must terminate in a cast-iron downspout boot and continue below grade. j. Contractor will be responsible to modify the existing underground storm water connections and provide new connections as shown on the contract drawings. k. Saw cutting, removal and replacement of concrete walks, curbs and asphalt paving, as necessary to install new storm water connections shall be included in the scope of work. l. The base scope of repairs also includes the patching and repairing of damaged plaster at select areas within the existing building. Note that the existing plaster surfaces contain trace amounts of asbestos and lead paint. Appropriate safe practice guidelines and regulations must be followed. m. The Contractor is hereby advised that the existing overhead power and communication lines are located too close to the existing building to permit a safe working condition. The Contractor will be responsible to contact the utility companies to arrange for the relocation of the lines in order to conform to OSHA safe work guidelines. Refer to contract allowance.
