Description

Project is to plan, design and remodel approximately 160,000 S.F. of the Building 3 on the State of Idaho's Chinden Campus. The building consists of the lower level, middle/mezzanine, and upper level. It was previously occupied as an open concept space with perimeter stairwells, restroom facilities, conferencing areas, offices, and a data center on the upper level. The tenant improvement/remodel will include but not be limited to: demolition; creation of a new entry plaza, construction of new offices, conference and huddle areas, breakrooms, workrooms and standard office support spaces; new storefront, exterior and interior doors and hardware; preparation for and coordination of owner provided workstations; all new finishes; window coverings; signage; security/access systems; low voltage and data networks; mechanical, electrical, LED lighting, lighting upgrades, new lighting controls; plumbing; fire sprinkler and fire alarm replacement; and new direct digital controls; with possible upgrades to the electrical switchgear and air handling units. Construction of a temporary circulation corridor on the first floor may also be required. Proposed Dates: Oral Interviews the week of August 22, 2022 PBFAC Selection Approval September 6, 2022, meeting Negotiate Contract September 2022 Schematic Design November 2022 Design Development Documents January 2023 PBFAC Presentation January/February 2023 Final Construction Documents April 2023 Construction Start June-July 2023 Substantial Completion January 2025 Interview Process And Final Ranking: If interviews are held, selected firms will be notified as to place, time, date, and content of the interview. The Design-Build Contractors invited for an interview will receive a final score based on the sum of the selection committee's initial ranking and final ranking. The interview process will be worth 40 points. Questions to be addressed during the interview will be provided to the selected teams. Design Builder will need to coordinate work and site activities as needed to support other Owner managed activities such as asbestos abatement, roof repair/replacement, and major campus infrastructure upgrades. Scope of work could be expanded to include a Data Center expansion and upgrades located in another building on campus and additional infrastructure improvements as required. Adherence to campus access and security protocol is mandatory. Protection of the existing building, finishes, landscape, and surrounding areas is required. The State may also negotiate separately with any source in any manner necessary to serve the best interests of the State of Idaho. Awards will be made on the basis of submittals resulting from this request and subsequent interviews. The State reserves the right to reject any or all proposals received as a result of this request.
