Description | https://www.bizjournals.com/albany/news/2023/04/26/gambles-queensbury-wellnow-urgent-care-route9.html The longtime home of Gamble's Bakery on Route 9 in Queensbury is about to be replaced by a WellNow Urgent Care center after the Jarosz family sold the property for $785,000. Queensbury Realty Partners, an entity formed by Burke Cos. chief executive Tom Burke Jr. and Jared George, a principal at Tri Capital Realty, purchased the property this month, according to a deed filed with the Warren County clerk's office on Monday. The developers secured $2 million in financing from Ballston Spa National Bank last week. Burke and George received unanimous approval from the Queensbury Planning Board on Feb. 21 to construct a 3,516-square-foot WellNow Urgent Care on the half-acre lot where John Jarosz and his family operated Gamble's Bakery for four decades. Located at 920 Route 9 in Queensbury on one of the main commercial corridors that run between Queensbury and Lake George, Queensbury Realty Partners is redeveloping a section of town that has attracted a lot of investments over the past five years. Harbor Freight and Town Fair Tire have built new stores along the same stretch. And Subway franchisee Russ Faden developed a small retail plaza and Subway shop. The family behind the Hoffman Car Wash chain received planning board approvals to build a $7 million car wash across the street from Gamble's. Neighbors of the proposed car wash have filed a legal challenge based on traffic and safety concerns. An average of 12,300 vehicles traveled along that section of Route 9 daily as of 2019, according to the most recent data available from the state Department of Transportation. The urgent care will be located on the southwest corner of Route 9 and Sweet Road, next door to a Sleep Inn Hotel and less than a quarter-mile from Saratoga Hospital's Adirondack Urgent Care. The project is the latest sign of WellNow's rapid expansion across upstate New York. Founded in 2012 by Dr. John Radford, WellNow is headquartered in Chicago and operates close to 200 urgent cares in New York, Illinois, Michigan and Ohio. Three years ago, WellNow operated five urgent care centers in the Albany region. The number has grown to more than a dozen. As of August, the company said another five locations were in the pipeline. Overall construction and development costs of an average-sized WellNow center can run between $1.5 million and $3 million including land acquisition costs, Burke said in January. The price can fluctuate due to rising material costs, higher real estate values in some areas and based on the amount of demolition, utility work and site cleanup needed for each location. ___________________________________________________________________ WellNow Urgent Care Shell Project As of January 31, 2023, an awarded general contractor has not been announced. |
