FRA BS1 1st Gates Ste. 170 Retrofit

The project scope is to retrofit Suite 170 in the Fitzsimons Redevelopment Authority Bioscience 1 Building at 12635 E Montview Avenue. The majority of the existing walls, ceilings and flooring will be demolished along with partial systems demolition. A new floor plan configuration will include an Initial Receiving room at 230 sf, a Warehouse at 977 sf, a Receiving and Inspection area at 500 sf, a BSL-2 Level Lab at 672 sf, (2) Shared Offices at 136 each, a Break Out conference room at 90 sf, a Conference Room at 182 sf, an Open Office area at 866 sf. A north/south hallway with a Break Room counter and a Copy area is approximately 324 sf and there is a small Janitor closet with a relocated existing mop sink. Initial Receiving, Receiving, Inspection, Warehouse, the north/south hallway and Janitor spaces will be sealed concrete flooring and no ceiling – open to deck. The Lab will have seamed sheet vinyl flooring and a suspended 2X4 ceiling. The Open Office will have carpet tile but be open to deck – no ceiling. The Conference Room, Break Out Conference Room and Shared Offices will have carpet tile and suspended 2X4 ceiling. The Break area and Copy areas of the north/south hallway will have plastic laminate cabinets and countertops. The Lab will have lab casework, gas systems and vac. Scope includes new work to building systems including plumbing, electrical, mechanical, fire detection and protection and low-voltage systems. The project will be performed while the building and adjacent suites are occupied. There is no room at the building location for exterior staging of materials.
