Description

The Work generally consists of removing and replacing both evaporative rooftop cooling units, modernizing the control system and extending the campus CHW piping to the main rooftop air handling units. The Work includes a new CHW pumping system for the building and extension of CHW piping to the roof, installation of a heating hot water pump to augment the existing HHW system and replacement of the main laboratory exhaust fans.THIS IS A LABOR AGREEMENT PROJECT: This project is subject to the terms of the Program Stabilization Agreement (PLA) Executed between the District and the San Mateo County Buildings and Trades Council Work comprises mechanical equipment and controls upgrades located at The College of San Mateo, 1700 W. Hillsdale Blvd., San Mateo, California. Upgrades are proposed to improve the mechanical performance and comfort of the building. B. Furnish all labor, materials, equipment, services, permits, temporary controls and construction facilities, and all general conditions, seismic requirements, general requirements and incidentals required to complete the Work in its entirety as described in the Contract Documents. The Work includes, but is not necessarily limited to the following: 1. Demolition of two rooftop evaporative cooking units 2. Providing and installing two air handling units with chilled water coils to replace the old evap. units 3. Completing the CHW service extension at the site to the rooftop air handers, including a set of redundant chilled water pumps, piping up the wall to the roof, and piping across the roof to the AHU's. Provisions for future CHW connection to Observatory AHU 4. Providing and installing new architectural treatments to support, accommodate and sight screen the CHW pumping and piping system to the roof 5. Providing and installing a heating hot water booster pump to serve the AHU's and reheat coils 6. Replacement/refurbishment of laboratory controls to provide coordinated lab pressurization control and reporting to BMS head end, with all pertinent graphics 7. Electrical services as required to support the mechanical modernization 8. Pavement replacement to facilitate construction 9. Pump Yard with metal stucco walls, door & frame 10. Acoustical Panels to absorb mech noise at Pump Yard 11. Fiber-Cement Pipe Enclosure and associate structural attachments to existing building 12. Access Ceiling Hatches to facilitate tube steel pipe enclosure installation 13. Coordination with other contractors working at the site and its Subcontractors, coordination with local utility owners and [PG&E] and the District, obtaining necessary permits and complying with permit and environmental conditions, project startup and testing, site restoration and cleanup. C. The Work of this Contract comprises construction of all the Work indicated, described in the Specifications, or otherwise required by the Contract Documents. D. Unless provided otherwise in the Contract Documents, all risk of loss to Work covered by Contract Documents shall rest with Contractor until Final Acceptance of the Work. E. Contractor's use of the premises for Work and storage is limited to the area indicated. F. Contractor shall be solely responsible for all utilities (including without limitation electricity, water, gas, etc.) at the Site. G. Contractor shall carefully remove, in a manner to prevent damage, all materials and equipment specified or indicated to be salvaged and reused or to remain the property of District. Contractor shall store and protect salvaged items specified or indicated to be reused in the Work. 1. Contractor may furnish and install new items instead of those specified or indicated to be salvaged and reused, in which case such removed items will become Contractor's property. H. Existing materials and equipment removed by Contractor shall not be reused in the Work, except where so specified or indicated. I. Salvaged items not to be reused in the Work, but to remain District's property, shall be delivered by Contractor in good condition to District at the Facilities Maintenance Center in Building 7, 1700 West Hillsdale Blvd, San Mateo. 1. Any items specified or indicated to be salvaged which are damaged in removal, storage, or handling through carelessness or improper procedures shall be replaced by Contractor in kind or with new items. *ADDENDUM 1 & 2 have been released.
