Description | https://www.bizjournals.com/austin/news/2023/02/09/new-developer-in-town-announces-plans-industrial.html A new development firm wants to make a mark on Central Texas, announcing Feb. 8 plans for at least five industrial projects totaling 1.1 million square feet, starting with a business park in Georgetown. Austin-based Freehill Development Company LLC, founded in 2022, also plans to develop in San Marcos, Leander, Northeast San Antonio and Dripping Springs, although it did not provide breakdowns on the scope of those projects. The first project will be 1300 Westinghouse in Georgetown. 1300 Westinghouse is a four-building, 176,546-square-foot speculative industrial development that will include office, warehouse and showroom space ranging from 4,500 to 55,750 square feet. Freehill's development plans are focused on class A shallow-bay industrial products. "Freehill's mission is to cater to the small and regional businesses throughout Central Texas, which are not a fit for the majority of projects comprising the industrial pipeline," Freehill President Will Paton stated. That kind of space is much needed in the Austin area, experts have said, especially to support the region's thriving startup scene. 1300 Westinghouse broke ground last month and is rising on 14.5 acres at 1300 Westinghouse Road, according to Williamson Central Appraisal District records. It's planned to be delivered in July. The largest building of the project will be 54,457 square feet, according to the project brochure. It will have a 28-foot clear height and will be 125 feet deep. The next two buildings will each be 51,707 square feet with 28-foot clear heights and depth of 125 feet. The final building will be 18,675 square feet with a clear height of 28 feet and depth of 90 feet. Rising in Georgetown, it will be surrounded by other new industrial parks, such as the the 224-acre CrossPoint Business District by Jackson-Shaw Co. and multiple projects by Titan Development Ltd. Georgetown is considered by JLL to be part of the far North Austin submarket, which had 5.5 million square feet of industrial space under construction in the fourth quarter, on top of existing inventory of 7.9 million square feet. That level of activity has caused some anxiety in the Williamson County city. In October, city officials expressed concerns about its mix of commercial space, especially the amount of retail options. Georgetown Planning Director Sofia Nelson shared that, since 2019, about 504 acres and 5.6 million square feet of warehouse and distribution had progressed through the city's zoning and planning department. "The problem we have here is a good problem. Many communities and cities would be killing to have what we have going on here. I think we have done a great job here in Georgetown at this point," Council Member Kevin Pitts said at the time. "We've created a lot of jobs, a lot of private investment and a lot of improvement in this city. We just got to make sure that we keep everything still complementary with each other, diversify our economy, so we can be shielded from any downturns." Owrey Construction is general contractor for 1300 Westinghouse and Studio8 Architects handled design. Carter Thurmond, Witt Westbrook and Nash Frisbie with Transwestern are handling leasing for 1300 Westinghouse, according to the project brochure. Transwestern has been tapped to pre-lease three of Freehill's projects, according to the announcement. "Our team is excited about the opportunity to play a large part in Freehill's growth throughout Central Texas," stated Westbrook, managing director for Transwestern. "The demand for quality shallow bay product in Central Texas continues to grow, and currently outweighs supply. Freehill is delivering functional product that meets this growing demand by the smaller industrial tenants in the market, while delivering a highly desired institutional grade project." Paton and Tim Horan started Freehill last year with decades of experience. Paton previously served as partner at Transwestern Development Company, where he developed 6.1 million square feet of ground-up projects totaling $1.1 billion in cost. Horan is an attorney, developer and investor with 48 years in commercial real estate. In 2012, Horan founded Mesa Real Estate Partners, which assembled a portfolio of 82 single-tenant industrial properties across eight states. ____________________________________________________________________________________________________________________________________ An architect and general contractor have been selected.
