Description

1 Tree - Trim branches in contact with the roof and siding at the back of the house. 2 Fence - Repair fence and fence gate 3 Guardrail - Repair defective and replace missing balusters. 4 Porch Stairs - Rebuild front steps to code. This project will include stringers, treads, raisers and handrails. Construction permit required 5 Brick columns - tuck point using N type cement as necessary. Paint columns to match existing color. 6 Door - Front porch 2nd floor - Make repairs to make the door weather tight 7 Storm Door - 2nd floor porch - Provide and install new storm door to fit current opening 8 Paint - Prepare surfaces, prime and paint front porch upper and lower to include lower decking. Paint to match existing colors 10 Windows - Install double hung replacement vinyl windows as necessary. Estimated to be replace 15 windows. 11 Windows wrap - repair defective aluminum wrap around windows as necessary. 12 Siding - Repair defective vinyl siding. 13 Door - 2nd floor entry - Repair trim and wall around the door 14 Basement windows - Prepare and paint boards covering basement windows. Paint to match existing color 15 Fascia - Replace missing or defective aluminum wrap. Custom bend to match existing. This line item also includes windows and door trim. 16 Trim paint - Prepare surface, prime and paint. Reference manufacturer specification for products used. This line item includes all surfaces not covered with aluminum 17 Foundation Wall - Tuck point using N type cement as necessary. 18 Gutters and downspouts - Provide 5" seamless aluminum gutters and 4" downspouts. Downspout can be place in the inlets. 19 Alarms - Install Carbon Monoxide and Smoke Alarms in the basement, one in first floor unit and one on second floor unit in common areas. Sleeping room shall have smoke alarms with sealed and ten year lithium ion battery 20 Electrical - Install outlet and switch cover plates throughout the structure. 21 Faulty Electrical Receptacles and switches - Replace all faulty outlets and switches throughout the structure. 22 Sink- Provide and install new ceramic tile backsplash 23 Door - Repair the door jamb on the back door leading to the stairs 24 Counter Top - Replace missing counter edging 25 Floor - replace missing floor boards on the middle bedroom 26 Floor - repair or replace defective ceramic floor tiles 27 Bathtub - Replace caulking around tub 28 Exhaust Fan - Clean 29 Walls and ceiling - Prepare surfaces, prime and paint 30 Return Air Vent - Clean 31 Floor - repair hard wood floor under return air vent 32 Walls and ceiling - Plaster repair, prepare surfaces, prime and paint 33 Handrails - Rescuer handrails 34 Door - Repair and replace missing door trim casing 35 Sink- Provide and install new ceramic tile backsplash 36 Electrical - Repair receptacle and replace the cover plate. 37 Electrical - Repair 3 way switch and replace cover plates. 38 Bathtub - Replace caulking around tub. 39 Shower - Repair shower pipe, repair plaster and paint to match. 40 Electrical - Replace switch plate. 41 Tiles - Grout bathroom tiles as necessary. 42 Exhaust Fan - Verified to be exhausting to the exterior 43 Odd addition - Replace ungrounded receptacle 44 Floor - replace missing floor boards. 45 Electrical - Correct improper wiring. 46 Handrail - Provide and install handrail from second floor to attic. 47 Furnace replacement - Install new high efficiency force air furnaces for the lower unit. Ninety Five percent annual fuel utilization efficiency (95% AFUE) or higher 48 Water Heaters - Correct venting design to stop back drafting. 49 Natural Gas - Provide and install plumbing cap on dryer pipe. 50 Electrical - Secure conduit to the wall.
