Description | The scope of services to be provided by the Owner’s Representative firm may be summarized as follows: 1. Provide OR services for the project(s) as assigned by CMHA, 2. Will meet CMHA, as necessary, to acquire enough information to provide CMHA with a budget, a plan to meet the goal of the project and by designing/engineering, researching, to meet the goal and completion of the project. 3. Projects may be developed by Design Build Firm or A/E and Contractor, direction given by Owner 4. Provide a schedule detailing scope development, design, bid documents, construction duration, etc. to describe the thorough completion of the project. 5. Owner’s Representative will oversee the bid package creation as necessary for CMHA to place out to bid. Once bids are received, they will assist CMHA by reviewing the bids for both cost and responsiveness and recommendation of winning bidder. 6. CMHA will act as Contract Administrator throughout the project duration and will execute the construction contract with the awarded bidder as well as any change orders agreed upon with the Owner’s Representative, 7. Provide monitoring of those construction contracts and provide project controls and reporting to accomplish the project, 8. Review costs, schedule and construction process as related to the design and construction for the project, 9. Develop weekly project meeting agendas, write and distribute project meeting minutes, weekly field reports, receive and respond to submittals & RFI’s, prepare and issue bulletins as necessary, review change order proposals and recommend acceptance as necessary, 10. Provide assistance to the Owner during closeout to acquire all necessary documentation from the contractor and Owner’s Rep to close out the project to meet HUD and CMHA requirements, 11. Serve as contact and coordination during the 1-year post close warranty period, which includes an 11-month post completion walk through to identify any deficiencies and coordinate those repairs with the contractor and CMHA. |
