Description | Architectural design team to develop a design to construct two new additions and the renovation of the existing Administrative Office Building and Vehicle Garage for Metro Water Services. The new office additions shall include new work areas and meeting rooms. The existing garage and office spaces shall also be renovated to achieve a cohesive design. Location: 1450 Lebanon Road, Buildings A & F, Nashville, TN 37210 General Description: This project shall include the design to renovate the three separate sections of the existing Building A. The main office building area is approximately 12,100 square feet, the Vehicle Garage is approximately 12,050 square feet, and the existing north adjunct (gallery) office/locker area is approximately 2,080 square feet. Building A is a one story non-sprinklered structure and of Type V A construction. It will remain a non-sprinklered structure. The project design shall include two new additions. Addition one on the East side shall be two stories and add approximately 15,375 square feet to the main office area. Addition two on the North side shall be two stories and add approximately 3,500 square feet of the office space and 3,500 square feet of unconditioned storage space to the existing north adjunct office area. These two additions will be non-sprinklered and classified as Type V A and will be separated from the existing portions of Building A with at least a (1) hour fire rated wall. A portion of this project shall be designed to meet LEED Gold certification. Designed as one project and bid as one package, this project shall be built in three consecutive phases. Phase 1 – New additions, Phase 2 – Renovation of existing office spaces, and Phase 3 – Renovation of Vehicle Garage. The Administrative Office Building and Vehicle Garage that comprise Building A, are currently occupied with administrative and maintenance staff. During design and construction, this building WILL continue to be occupied. The design shall include an option to add a future 3rd floor expansion, at no additional cost to MWS. In this option, all components of the building will be addressed for future expansion including, but not limited to, the structural load, the electrical, the plumbing, and the mechanical systems. If Metro Water decides this option is not feasible, the design will be changed back to a two-floor design without additional cost to MWS. SBW1450 Lebanon Road, Buildings A & F, Nashville, TN 37210.
