The firm's newest luxury residential development, Sage Springs Apartments, will be a 336-unit multifamily apartment community located at 1850 Veterans Parkway in Elizabethtown, Kentucky. The proposed development will offer premier one-, two- and three-bedroom units. Sage Springs will be located approximately 35 minutes south of Louisville, and less than 15 miles from Ford (NYSE: F) and SK Innovation's $5.8 billion battery plant, according to a news release. The Blue Oval plant, to be completed by 2025, is the largest economic development project in the history of Kentucky, according to Gov. Andy Beshear's office. It is expected to create over 5,000 high paying permanent jobs. A luxury apartment community such as Sage Springs is necessary to provide high-quality housing to the incoming workforce, Denton Floyd said in the release. DENTON FLOYD REAL ESTATE GROUP Property Assessed Clean Energy (PACE) is a financing mechanism that enables low-cost, long-term funding for energy efficiency, renewable energy, and water conservation projects. Only highly energy-efficient projects qualify for PACE financing. "As part of Denton Floyd's commitment to long-term sustainability, we plan to develop projects like Sage Springs that meet PACE's high energy efficient standards," said Mitch Collins, president and partner of Denton Floyd, in the release. "Going forward, we plan to utilize PACE energy standards in all our future developments. We are proud to develop a project like Sage Springs that will lead this program, making it the first PACE project in Elizabethtown." Construction costs are not currently available due to the project's current stage in development, the firm said in an email. Amenities at the property include a community clubhouse, resort-style pool, fire pits, gourmet grilling stations, 24-hour fitness center, children's playground, pet spa, car wash, cybercafe, bike repair and a pet park. Denton Floyd, headquartered in Jeffersonville, Indiana, is one of the Louisville region's fastest-growing private companies with $115.9 million in revenue in 2021. That's a 159.5% growth from its 2019 revenue of $44.6 million. _________________________________________________________ As of June 3, 2022, this project is in planning. The developer will self-serve as general contractor. Although there is not a firm timeline, construction could begin in fourth quarter 2022.
