Description | RA-LIN and Associates, Inc. has been selected as the Construction Manager to organize and direct the preconstruction and construction of the project. RA-LIN reserves the right in its sole and complete discretion to waive technicalities and formalities. RA-LIN further reserves the rights in its sole and complete discretion to reject all proposals and any proposal that is not responsive or that is over the budget. RA-LIN anticipates that the contracts will be awarded to the responsive and responsible proposer who provides the lowest lump sum proposal within the budget for each scope of work. The Base Bid includes a new 4-story 98 Room Extended Stay Hotel totaling 73,324 SF. Wood framed Constructed using I-Joists for the floor and ceiling support and CMU elevator shafts, Linen Chutes , and Stair Towers. The building provides hotel guestrooms, reception and lounge area, meeting spaces, Breakfast/Dining, Guest Laundry, Meeting Space, and Fitness area. Exterior amenities include exterior patios with fire pits, an outdoor kitchen with grill stations and pergola, and a swimming pool. No unit prices are required to be submitted with the proposals. Unit prices may be negotiated with the apparent low proposer prior to contract award. Due to increasing material and labor costs the Owner will consider any "Alternate Design" that is identified during the Bid process. All base proposals shall include systems/work as currently designed and specified in the Bid Documents. As a supplement to your base proposal provide any ideas with an estimated amount (time or money) to be saved so the alternative design suggestions can be properly evaluated. Schedule: Site construction is anticipated to begin December of 2022. Project duration is anticipated to be 17 months |
