Description | GENERAL: This project is located in Building 7 at the Wilmington VA Medical Center. It involves all design work and phasing to remove and replace the existing HVAC distribution system including a new HVAC service to the basement level, and the boiler room make-up air system. Building 7 is a single structure divided into two halves. One side serves as a warehouse distribution center for shipping and receiving supplies, and the other as a boiler plant. The warehouse has two floors, and the boiler room has one floor. The project boundaries include building 7 rooftop, the entire first floor including mail room, IT closet and breakroom, the basement floor storage areas, boiler room and boiler room mezzanine. Other items required to be installed outside of these project boundaries to meet the goals of the project are acceptable. The warehouse 1st floor measures approximately 5,358 sqft, and the basement floor 3,890 sqft. This project shall assess the layout of the server room and associated equipment and optimize the configuration and size of cooling equipment to provide the required cooling capability and redundancy in the event of failure. SPECIFICS: The intent with the first floor breakroom is to remove all material from the ceiling up to the deck, including, but not limited to light fixtures, ceiling grid and tile, diffusers, ductwork, reheat coils, etc. and to end with a new installation of items that were removed. Fire protection, fire alarm, security, and public announcement systems may be left installed as-is with alteration for the new construction. The intent with the first floor mail room is to install an insulated drop ceiling. Space is equipped with a HVAC system that is separate from the building. Existing system shall remain in place; however, reasonable modifications shall be made to support the efforts of the new drop ceiling. Existing light fixtures shall be replaced due to housing not being designed for a ceiling grid system. New lighting fixtures shall be energy efficient. Existing sprinklers for fire suppression shall be extended to reach new drop ceiling. Fire alarm, security, and public announcement systems may be left installed as-is with alteration for the new construction Install direct digital controls and integrate the new system into the existing Building Automating System in Building 1 room 128. All spaces and workshop areas are to be zoned separately for climate control with individual wall-mounted sensors. Assess the existing server room HVAC system in RM 101A and provide reconfiguration, redundancy, and additional capacity as required based on existing and planned equipment Remove and replace the existing split unit HVAC distribution system servicing the boiler plant office and boiler plant bathroom. The intent with the mezzanine floor of the boiler room is to remove and replace the boiler air-makeup distribution system and remove hot water and high-pressure steam piping that is no longer being used. A/E shall assess and design a coiling door and grille replacement assembly; equipped with a wall-mounted exterior numerical keypad for entry controls and anti-mosquito netting. A/E shall have outdated detention windows, approximately 26 windows, on the boiler plant side replaced and to include motor operated push-button controls to open and close windows. The exterior detention screens shall be replaced as necessary. All equipment, piping, and ductwork that is found to be abandoned or is to be demolished shall be removed from the site. A/E to design and show all infection control / dust prevention measures required. A/E to assess and design any asbestos abatement such as pipe lagging, floor tile and mastic. A/E to provide necessary literature on new technology or installation methods when required. A/E shall conduct investigations to ensure recommended methods are compatible within building. A/E to work closely with VA facilities staff to develop an efficient and functional design within VA guidelines. Architect/Engineer shall utilize the services of the Network 4 contracted Fire and Safety Engineer to conduct a fire and life safety peer review of the project. The architect/engineer shall provide a complete copy of the 75% document submission to the VA Project Engineer to forward for review. The contracted Fire and Safety Engineer will return comments to both the architect/engineer and the VA Project Engineer prior to the corresponding review meeting. The A/E will incorporate the review comments into the 100% submission at no additional fee to the VA for this service. |
