Description

The Contractor will be required to assume full responsibility as a "One Call Source " to keep the HVAC systems and controls operational. This will include after hours' service call repairs on all equipment and related controls associated with the HVAC system. This maintenance contract shall include all mechanical equipment and electronic controls, including but not limited to the Direct Digital Control system (DDC). The current DDC system in place is a Delta controller with a "Delta web" based program. The Contractor will assume the responsibility to maintain existing (Delta) HVAC control and its components. The contractor will be responsible for insuring all devices and control components will communicate and work harmoniously with the existing HVAC system. The controls system must allow The Contractor as well as the Facilities Manager the ability to access, monitor, and modify existing conditions to accommodate desired temperatures and conditions in the buildings. The control system must be able to perform all functions required by the LEED design and must work in line with all HVAC components located on our properties.
