Description | An awarded general contractor has been announced. Work includes a new grocery store at Diamond Marketplace. 09/14/23 Off-Site, Haul Road around pad, and winterized pad Complete (Not a part of bid) 11/06/23 Start Site Utility construction OR earlier 02/01/24 Start store construction (foundation) OR earlier (~240 calendar days to CC) 09/29/24 On-site & Store CC (~38 days to GO) 11/06/24 GO The project is located in the Village of Diamond Enterprise zone and is eligible for the 6.25% State sales tax exemption on Building Materials. Review the bid form breakdown on how to accommodate this deduction in your bid. For the bid, the BMEC deduction is an estimate and will be finalize later with the winning bidder when the GC contract is prepared. Bid Forms and Contracts: The project will have (3) primary Bid forms, contracts, Pay Apps, and continuation sheets: Addendum #1-#2 have been issued as of 8-3-2023. -New Store Construction and Fixture Install Bid Form, CSA contract, and GC PO -Site Development Bid Form, CSA contract, and GC PO -Refrigeration Installation Bid form and Installation PO In the Pre-Bid we will need to discuss the best way to estimate and track the BMEC deductions. We do not want the sales tax in the base bid, so we prefer to reconcile at the end of the project with a Change Order if required. Site Phasing: As part of the pre-bid meeting, we will walk thru the exact site phasing for this phase of the Shopping Center Project (Please see Diamond_ShoppingCenter_Phase-1_Site_Plan). Our primary scope for Phase 1 shopping center construction is: -Areas shown in Yellow below are to be 100% complete construction areas -Areas shown in Green will be rough graded with erosion control measures in place as clarified on the civil drawings -All shopping Center underground utilities shown on the Civil drawings to be completed as part of phase 1. -Detention area shown in blue below to be complete as part of Phase 1. Exact size and shape of Detention area per Civil drawings and as required for project fill. -The offsite work as already pulled fill from the Detention area and the depression can be seen on the site aerial. *The owner requests that all subcontractor / supplier inquiries be directed to the GC Bidder. Site development drawings & specs have been issued as of 7-14-2023. Addendum #1 has been issued as of 7-26-2023. Addemdum #2 has been issued as of 8-3-2023. |
