Description

Hensel Phelps has been selected by Alaska Airlines to serve as the design-build firm for the North Main Terminal Redevelopment Project (NMTRP) at the Seattle-Tacoma International Airport (SEA). The project consists of the design and construction to redefine the Alaska Airlines guest experience from airport approach, to check-in and bag drop, and through security, directly impacting Zones 6 and 7. The work will be performed in two major phases. Each major phase will require numerous steps or sub-phases to assure on-going airport and carrier operations, and passenger movement. Bid Package 8: SUBSYSTEMS: - Proposals for Subsystems 8.01, 8.05 through 8.07, and 8.09 through 8.14 are due by 4 PM local time Wednesday June 28, 2023. - Proposals for Subsystems 8.02, 8.03, 8.04 and 8.08 are due by 4 PM local time Wednesday July 12, 2023. Subsystem 8.01 - Ornamental Metal Railings Subsystem 8.02 - Interior Metal Wall Panels, Metal Base, Linear Wall Covering (decorative louvers), and Escalator Cladding Subsystem 8.03 - Millwork Subsystem 8.04 - Exterior Metal Wall Panels, Sheet Metal Flashing and Trim, and Louvers Subsystem 8.05 - Joint Sealants, interior and exterior Subsystem 8.06 - Access Doors and Frames Subsystem 8.07 - Overhead Coiling Grille Subsystem 8.08 - Ticketing Level Decorative Walls (glass panels, millwork panels, metal panels, metal trims, linear wall covering (decorative louvers), decorative wood-look fins) Subsystem 8.09 - Toilet, Bath, and Laundry Accessories Subsystem 8.10 - Corner Guards and Wall Protection Subsystem 8.11 - Defibrillators and Cabinets, Fire Protection Cabinets, and Fire Extinguishers Subsystem 8.12 - Stanchions and Mounting Plates Subsystem 8.13 - Facility Fall Protection (at the Fire Pump Room addition only) Subsystem 8.14 - Manual Roller Shades PHASES: -The Phase A work is the Base Bid work and generally occurs at the at the Baggage Level, and Bridge Promenade Level. Limited work occurs at Ticketing Level. -The Phase B work is an additive alternate and generally occurs at the at the Ticketing Level, Mezzanine Level, and Penthouse Level Zones 6 and 7. Limited work occurs at Baggage Level and Bridge Promenade Level Zones 6 and 7. -The Tenant Improvements (T1, T2, and T4) work is a series of additive alternates and generally occurs in the areas of Phase A and Phase B, however several tenant areas occur throughout the Main Terminal, Concourse C, and Concourse D. The work includes construction in the following areas: 1. Expand and redevelop zone 6 and 7 Promenade Level areas for additional passenger processing. (Phase A) 2. Expand and redevelop zones 2 through 5 Promenade Level areas for Tenant spaces and Office spaces. (Phase A) 3. Revisions to nine entry doors and ramps in Zones 2 through 7 at the Baggage Level to the Arrivals drive lane area. (Phase A) 4. Redevelop the Ticketing Level check-In, lobby, and curb side areas in Zones 6 and 7. (Phase B) 5. Redevelop Security Screening Checkpoint (SSCP) 5 to provide additional security screening lanes. (Phase B) 6. Removal of the Mezzanine structure in Zone 6. (Phase B) 7. Reconfigure the Mezzanine area in Zone 7 to accommodate tenant changes. (Phase B) 8. Additional work will be performed on all levels to support the completion of the spaces listed above. PLEASE NOTE: - The project has a Project Labor Agreement (PLA) and will also require Certified Payroll submission. - The project has a 20% Small Business Enterprise (SBE), Minority, Woman and Disadvantaged Business Enterprise (MWDBE), and Small Contractors and Suppliers (SCS) participation goal. - Work began Dec 2022 and will complete early 2026.
