Description

Property location is, 209 South Lake Drive, Lexington, SC 29072. purpose of renovating an historic structure formerly used as Town Hall. The renovations/repairs are for the purpose of establishing efficient and up to date office space for the Town of Lexington Police Department Community Action Team. The work to be done includes but is not limited to: 1. Evaluation and repair or replacement of any deficiencies in the electrical, plumbing and mechanical systems. 2. Upgrading relevant areas and fixtures, including bathrooms and entrances to be A.D.A. compliant unless technically infeasible. This will be determined by the Town of Lexington Building Official. 3. Removal of any old carpeting and replacing with new carpet where applicable. 4. Repair and refinishing of hard wood floors. 5. Evaluation of current walls and ceilings and repair or replace drywall and or lap board surfaces and ceiling where necessary. 1 st floor rear lobby and bathroom will require the repair and replacement of water damaged walls and ceiling. 6. Replace interior and exterior light fixtures with LED type light fixtures. Upgrade emergency lighting and exit signs. 7. Replace any receptacles found to be non-grounded; GFCI and AFCI receptacles should be used where required. 8. A break room should be established consisting of a seating area, space for a refrigerator, microwave oven and adequate counter space, including a sink, coffee service, toaster oven or other small appliances normally used in a break room setting. Shelving and/or cabinets should be installed for storage. 9. A janitor’s closet should be established to store custodial supplies. This room should include a utility sink. 10. All exterior siding, cornice and soffits should be cleaned and repaired as needed. 11. Rear porch decking should be repaired as needed and/or possibly replaced. This should include seal coating and/or painting. 12. Basement access door should be replaced/redesigned and the current sump pump system upgraded for efficiency. 13. Concrete side porch should be leveled or repaired so that cracking wider than 5/16” or vertical displacement greater than 5/16” is eliminated. 14. The flat porch roofs (3) should be evaluated and repaired/replaced. 15. Rear pitched roof should be evaluated and repaired/replaced. 16. Handicapped ramp should be repaired where needed, cleaned and sealed. 17. Exterior doors and locking mechanisms should be repaired or replaced where necessary. 18. All interior surfaces and windows are to be repainted. 19. All exterior wood surfaces and windows are to be repaired and repainted.
